I stayed at this place for couple of months and flooring at this apartment building is very badly insulated. I was not able to sleep at night or in the morning due to stomping noise that was coming up from neighbor upstairs. I personally had to talk to the neighbor and found out it is the flooring at the apartment. I was told to contact security every time there is "noise". Apartment building does have good amenities however this is a very old building and management needs to add insulation in between floors for comfort of the residents.

They Guarantee a parking spot, but if you get home late you’ll be on the street. The main gate that is supposed to be closed 6 Is often open late in the evening so people can come in off the street. Covid social distancing wasn’t followed, you could often see groups of people with invited guests loaded with alcohol heading to the roof, they said to party. They use Safety and their Amenities as a selling point. But safety is a joke and Amenities... apparently aren’t a given.

This is an awesome place to live, the leasing agent was very helpful working with us. The amenities are great, gym, pool, the outdoor bbq and sitting area are cool, along with the other areas available to enjoy for the apartment community. Our place has a balcony overlooking the inside of the building, which we think is better than the balcony overlooking the street, as G and Market can get noisy. During the summer heat the streets in the area smell a lot of dog pee everywhere around even in some areas in the bUilding.

I've Lived at Form15 for almost 3 years and its been mixed bag. I'll break it down as honestly as possible. The Good: It started off great, staff has always been nice and respectful and quick to respond. The design of the apartment complex, common areas and amenities are also very well executed. The interior of the apartments and the appliances are also very well done and the maintenance staff is very quick to address all issues I've run into. The Bad: This would've been a 4 star apartment community (taking one star for the poor sound insulation between floors) until they decided to open it up for "corporate rentals" aka Airbnb rentals. At first this doesn't seem like it would be such a huge negative, but let me elaborate. In the last year or so, the community has turned into Hotel Form15 with constant influx of people staying for a few nights. These people completely take over all common areas rendering them unusable by the residents that pay rent and live there. The pool and BBQ areas are over run and often times you will see what amounts to a kids birthday party at the pool. This may sound anecdotal, but imagine what I just described happening almost every day. When I first moved in, it was a very quiet and peaceful community, Now I get to enjoy the sweet sounds of people partying and kids screaming in the pool until 12/1am on a Tuesday. Also, the wear and tear of all the common areas have been exponentially accelerated with tons of people, (who again don't live there so they don't respect anything) using them all day long. I've witnessed people dragging leaking trash bags into the trash rooms, leaving trash bags in stair wells in the garage. The issue is they do not have the staff to maintain a hotel level of residents checking in and out and its really starting to show. Also, If you carefully read the positive reviews of this place, most are coming from people who rented a apt for a few days and are reviewing it as a hotel stay.
