I've been here over a year and I can't be happier. Great owners and as long as you follow the rules, which are basic, you're good to go. Both of them characters with stories and just good people. The sites are roomier than most, open year round, and well kept. Clean and quiet with a little road noise from 550 but I don't find it to be a problem. Great views and the most moderate weather you'll get in Durango being up on the mesa. The park is just far enough out of town to be country dark and still be accessible to downtown easily.

This 4.6 rating is a joke. We made reservation for one week. When we arrived there was no one to meet us. We arrived at 2:00 pm. We had to walk around to find our site, the view that was describe on the website was incredible a site to die for. But the smell of raw sewage was unbearable. no way anyone could put up with that for a week. The front of the park is a junk yard. If you have a run down RV and looking for a full time spot this may the place for you, the price is right.

A wonderful park ! Peaceful location, fantastic panoramic views to the west, amazing sunsets. Close enough to Durango, yet far enough away to enjoy the peace and quiet of the country setting. The cutest laundry room you have ever laid your eyes on. If you are looking for a nice place to stay for the long term, be it a week, month or even longer....this is the place. Very quiet neighbors. Not a lot of hussel and bussel. There are beautiful flowers, lovingly placed in unique containers throughout the park. Lots of shade too ! We absolutely love it here ! We have lived here for just over a year now; and it feels like home. You just have to stop by and see it for yourself !
