Had a rough go at this place between AC issues and bed bugs: Standard king room was small and the floor was blatantly dirty. Whatever, wasn’t there for the room so we went about the evening. The pool there is solid but the staff is completely overwhelmed and appears understaffed, which seems to be the case everywhere these days. The nice ladies were working hard but the pool service was very slow, seemed to be because they were tending to indoor and outdoor customers. Return from the evening out around midnight and the room is just hot. AC cranked down to 68 did nothing, I set it down to 55 and it still did nothing. Horribly uncomfortable and without a fan of any kind I managed maybe a few hours of sleep. It was worse the next morning when the sun rose. Now several days later here I am with a large number of bug bites (50+) which I suspect came from this dirty hotel room. I’ve never had bites like this before, and I’m pretty country! All I know is one rough night in this hotel has turned into an uncomfortable week. There is no deal or discount that would bring me back to this hotel. The price is normal for the area, but I’ve stayed in $50 road motels that were more comfortable and didn’t leave me itchy! I’d suggest ditching this area altogether and find something in Overland Park, where things are simply much nicer.

Multiple issues with my stay here. The room that was reserved was too small compared to other hotels in the area. I had 3 people that stayed with me and we needed more towels, but since there was no one to clean the room I was not able to get clean towels as a result. I was confused because how is anyone supposed to get clean towels here if multiple people are staying with you and everyone needs to take a shower? Also, why is no one coming to my room to clean up the place? Cleaning maids do not clean rooms here. The breakfast bar was a joke. They charge $6 for a baby parfait and $7 for a cup of coffee. You won't be able to satisfy your hunger unless you spend a minimum of $20, which was unbelievable. I knew right away everything was overpriced. I had no desire to have breakfast there. After I checked out, my credit card statement included a charge for $66. I called to see what this was about, and the receptionist had trouble explaining it what it was for. She mentioned something about parking fees. But we had no car to park with. We literally used an UBER the whole time!!! So she waived the parking fee charge and said it was a mistake, but I got charged $10 for a checkout fee. I have no idea what this was. But it seemed like another hidden fee. I will not be staying at this hotel every again! There are too many issues here. Also, they will try to scam you after you checkout. Keep track of your finances! Do not stay here.

Really nice room, great location, parking was too easy. Super cool restaurant at the top with igloos for private safe dining on the roof at night. Very romantic getaway. Had a great time! Would give 5 stars but no indoor pool which was very disappointing for a winter stay.

Its nice but I don't see how they have 4 stars. They lack a lot of very basic amenities you could get at a motel. The supposed view is blocked by super old buildings and parking is super expensive. The "rain" shower is merely a small shower head attached to the ceiling. There inside is beautiful and the bar is amazing but you will be happier if you go elsewhere.

Yes. I would recommend parking on plaza instead of valet
I've never paid for parking here. They probably changed it after it was no longer Rosso and they were still losing money, but you used to get your ticket validated at the desk and park under the building for free.
