I have been a residence at Highlands Lodge for over 5 years and I have been very pleased with living here. It has excellent amenities and a nice atmosphere both inside and outside of my apartment. I especially have been pleased with the ways that the staff are helpful to make things pleasant for me.

Highlands Lodge has a clean, safe and cozy environment. Close proximity to many shopping centers, grocery stores, entertainment places, and the interstate. Amenities are updated and the living areas are large with adequate storage space.

Highlands Lodge has been my home for over 4 years. The combination of competitive rent, location to the 435 South corridor and the walk-able area, set within a nature reserve is second to none in the KC area. Commuting from this place is easy, walking to get a coffee is easy... living here is easy. It's a laid-back resort style life and I've thoroughly enjoyed being here!

I've had the following issues; 1. I did a look and lease and was due a $500 gift card. 3 months later and a phone call(by me) to the regional manager and I finally had the gift card. I was told 'you were the first to receive this offer and we were working out the kinks' - yay me! 2. Had an issue with the neighbors dog that would not stop barking when they were gone. This issue started 12-27-18(all documented in emails) and just cleared up about 3 weeks ago. Yes, it took that long - and I had to field a snarky call(while at work) from one of the office ladies telling me to give it time(5 months is not enough time? - she was rather rude which I did not appreciate at all 3. Same neighbors during Christmas time drug up a Christmas tree from the first floor to the fourth. The rest of us in building 5010 got to experience a huge swath of pine needles on the first and 4th floors for over 1 week - I don't blame the cleaning staff for not wanting to pick those up! 4. Live here and you will be paying $25(might be higher for new residents) per month for 'luxury valet trash service' which is a complete joke. They come when they want to and they cancel pick up if the wind blows too hard. Ask Greystar how much of the $25 they are keeping and how much goes to the 'valet company'. 5. Did you hear about the new and exciting parking management is implementing?(without running it by their residents first) They are taking about 30 to 35% of the existing free parking and making it 'premium parking'. How exciting! Now I get to pay $40 per month for what used to be free parking. Are you guys trying to drive away your residents? Seems like it. 6. And lets not forget the fancy new luxor service! Basically this is self-service system for retrieving your own package deliveries. Management sent an email telling everyone to 'be patient' and 'give the system time' - Retrieval doors are getting jammed and from the people I've talked with it's very inconvenient for the residents - buy hey, it's convenience for the staff! They don't have to hand out packages any more - they can focus on getting more new residents! I could keep going, but I think I've warned you enough. As I said in another review(they bomb your mailbox btw) - it's a shame, this place could be something special. As it is it's just not worth the rent $$. Beware, look elsewhere - there are plenty of other choices in this area. ****Addendum**** Katelyn was my leasing agent(I don't think any of the original people are here any longer). During my look and lease I asked Katelyn to make sure my apartment would be clean upon move in. Three days prior to my move in I called and asked again, "Please make sure my apartment is as clean as you expect it to be when we move out" - I was assured it was. Upon move in I found thick, black greasy substance behind the kitchen sink faucet as well as the bottom of the oven pull-out drawer. In addition it looked as if the toilet had not been cleaned. After complaining about this management did have a cleaning crew come by and 're-clean'. I'm sure I'll think of more....... ****More good news: "We never like having to send these notices, but it’s unfortunately sometimes necessary. Due to the increasing cost of labor, supplies, and utility charges, we have chosen to go back to an All- Inclusive Utility Billing. Upon resident’s lease renewal commencement date, resident(s) will be responsible for an All-Inclusive Utility Fee. This Fee is for services provided to each apartment home and represent a share of the total expenses billed i.e. water, sewer, valet trash, recycling, common area electric, amenity fee, and our new Smart Home Amenity, Dwelo. The All-Inclusive Utility Fee for a one bedroom: $115, and two bedroom: $130 per month. Please understand that this increase will not take place until your new lease begins." No - this does NOT include your own electric bill. Want to see how good the 'parking that used to be free but now cost $40/month is going? - pic attached:

There is a washer and dryer in each home. We also offer on-site dry cleaning and laundry service.
