When I moved here in May 2021, I wished I had a comprehensive review of Woodview to read. The trash valet service, which is $300/year (billed $25/month), is spotty at best. This mandatory paid service picks up trash Sunday-Thursday nights, excluding holidays, to prevent animals from getting into the trash . However, we continually find our trash left out overnight in front of our door, out in the parking lot, and even thrown behind our building. The pest control, which is $60/year (billed $5/month), has only shown up to our apartment twice in 8 months. In the summer, I had all sorts of bugs crawling around the carpet and walls. Had no issues with them getting into food, but it was still gross. I live in a first floor unit, which may make me more susceptible to bugs. There haven't been any bugs since November. The dog park has been a mud pit most of the year, leaving it unusable. There's not much that can be done, since the dogs tear up the grass while running around. It was nice when we viewed it in May, but hasn't been for awhile. The pool has relatively short hours, is closed frequently, and has not been well maintained. The pool sign says it's open from sunrise to sunset, but was only open 10am-9pm. The hot tub and fireplace rarely worked this summer. It was routinely closed as a punishment for the few tenants that left glass bottles around. All tenants were punished to the point where the pool was no longer open on Monday's. Additionally, they let the water turn green all of September, staining the newly renovated pool. This winter has not been kind to our unit. The windows are aluminum, which allows for little insulation. We have had frost and ice form inside our apartment with the heat turned up to 75 degrees. Finally, there's a lot of fees. The price you're shown does not include water usage, sewer usage, $25 valet trash fee, $5 pest control fee, and a $5 service fee, for which you're also billed. Having said that, there are good things about Woodview. The location is amazingly close to everything. Maintenance is rarely needed and is done quickly and correctly the first time. The landscaping is beautiful from the spring to the fall. And there's a private trail that's enjoyable to walk. TL;DR: CONS: -Spotty Trash Valet -Nonexistent Pest Control -Muddy Dog Park -Pool Hours and Maintenance -Frigid in winter (1st floor unit) PROS: -Location (Main reason to stay) -Maintenance -Landscaping -Private Trail UPDATE: The complex has addressed the trash issue. Steps have also been taken to improve the insulation of our apartment.

Current resident. DO NOT WASTE YOUR MONEY HERE. Management does not care about their residents. I have lived here for five months and they keep trying to charge me for things that I should not be being charged for. No one would ever call me back. After five months of living here I get a call back from someone trying to “help” but still charging me for things I should not be charged for. Do not waste your money. The apartments are old and not worth paying for. The management does not care about anything but the money. The charges every month change for prices that should be set. Management does not care enough to help. The carpets are gross in the apartments and the units will not be cleaned before you move in. You will never hear back from management no matter how many times you call.

Not income based as far as I know and all my neighbors seem to keep to themselves. I like it here.
