The ONLYapartment I've ever lived in my entire life that actually charges late fees. I don't make very much money, and when my paydays don't line up with rent perfectly sometimes I have no choice but to pay 1 day late. It doesn't happen very often but when it does they jump at the opportunity without imagingin how it may impact my life. I've rented from at least 6 different apartments, in multiple sates, and was never once actually made to pay a late fee until I lived here. These people really are a piece of work. Also, they don't provide secure mail - its 2022, but you can't have packages delivered here cause they don't provide residents with secure mail. The one maintenance request I've ever submitted in my 3 years living here took 4 months to fulfill, and I had to resubmit my request before it got done. They'll finagle you into signing a new lease 6 months early and then not file your maintenance request. I could literally go on and on but I think my point is clear. No other words to describe the management and owners other than pathetic, and you all should be absolutely ashamed of yourselves.

The current management - Tammy and Melina - makes living here such a pleasant experience! They are not just professional and knowledgeable, but they are also kind, compassionate, helpful and warm. They go above and beyond for the people who live here on a regular basis, and any paperwork needing done (re-certifications, for example), goes super smoothly, because they do whatever they can to make it easy and uncomplicated. There is no question in my mind that I am welcome here, and that I matter. The only complaint I have is about the bathtubs. They're set kind of high, so getting out is a bit precarious. It would have been nice if the builders would have thought about that, or installed bars to make exiting the tub a little safer. And speaking of safety, since this is a secure building, it is so nice to feel safe here! It's not the best neighborhood, and I don't feel safe outside late at night, but I always feel safe within the building. The icing on the cake: Tammy and Melina are both also dog lovers, which my dog finds irresistible! I can't say enough about these good, kind women. I'm blessed to live here.

Nice on site managers. I wish Summit would replace dirty old carpet in public areas. But hey, $1250 for a 2 BR is impossible to find these days. Awesome location and inside the apartment is good. Do not trust laundry company that has machines here. I have had $60 taken from me and that company will do nothing to help and certainly you will not be reimbursed for stolen funds. The company (as far as I know) is not affiliated with Summit; but Summit continues a business relationship with them. Send clothes out or find a nearby laundromat. I do highly recommend Buckman Heights as a bargain.

Decent starter apartment in Portland. There is a lot of construction nearby. Walls are paper thin and as it is an income restricted building, a certain demographic is attracted, so see if you can scout out who your neighbors would be and assess noise as best you can before signing. The management frequently asks for survey feedback, don’t fill it out because they track your responses and confront you about all of it with a very “it’s not our fault, you’re overreacting” vibe. Staff changes out usually twice a year. Homeless come hang out in the courtyard and bang on windows or scream in the streets several nights a week, but there is a 24/7 security company you can call to help with it. Price is good for what’s included but it’s steadily going up as a result of the local area being built up, as it’s an income restricted property, the local government sets a lot of the boundaries for rent. Laundry is 1.75 per load for washers and dryers. Decent size, so expect to spend around 3.50~4.25 per week on laundry at least. This price raises every couple years. Mail and packages are secure inside the building as it’s restricted entry. Most residents are pretty chill. The covered or lot parking are worth the extra expense as parking in the area is very limited. I would count the 24/7 VooDoo across the street as a negative because of all the weight I gained from it. Also across the street are a professionally maintained athletics field and a great bouldering gym, though, so it balances out. Walkable to downtown in 30 minutes, right next to the 12, 16, and 20 bus lines. You can’t beat the price/location combo, these deals simply don’t exist in inner Portland anymore. If you can deal with the drawbacks, go for it. Don’t @ me.

I've lived here over a year and I think the reviews are wrong. The place is great. It's a great community and pet friendly. They fix things when you put in the work order and pretty much leave you alone. Not sure why there would be bad reviews.
