I'm unaware of a patio but I didn't explore. Got my spot & held it. It is possible that if you called them you could work out something but unfortunately other than getting balcony tickets for seats that's all I could suggest.
No, the only seats in the entire show theater are in the balcony areas. There aren't any seats at all on the floor level. . They might make some accommodations if your friend has "handicapped access" requirements, but I would guess they would have to show some sort of documentation or proof of medical status.....

No. The "patio" is basically just a sectioned off part of the alleyway for smoking.
Have your friend alert the box office when they come in. The box office will do it's best to accommodate her.
