It's expensive for me. Can I count on the rent to stay the same? or will it go up every year?
It's hard to plan your finances on a fixed income if you live in fear of not being able to afford your home.

No guarantee your rent won't go up each year unless you try to get a clause in your contract that it stays same for 2 years.
It is expensive no doubt.
