You will not have to pay first months and a deposit if you weren't approved. They use the deposit to hold the apartment and freeze other applications from coming in. If you're approved they'll keep it as a security deposit then request the first months and pro-rate depending when you plan to move in. Best option if you're concerned is to call the office. The staff are friendly and dont mind answering any questions or concerns.
Good Afternoon Kimberly, Thank you for your inquiry! Krystal’s response was exactly correct! When applying with us, only the security deposit is due at that time. First month’s rent is not due until you come to pick up your keys after your application has been approved and the lease has been signed. To avoid spending company time and resources processing applications for applicants who may be "just looking" (and might back out once approved), most rental companies charge a fee of $50 to $100 per application, regardless of whether the application is approved or not. We don’t think it’s fair to charge a fee, so instead, we ask to hold on to the security deposit while we process an application. This gives us some assurance that the applicant is definitely interested in renting. As Krystal mentioned, it also reserves the rental for you while we process everything, and if we are unable to approve the application, you get a 100% refund of your deposit. No fees whatsoever!
