We've walked the entire downtown area from the inn without issue and using different routes, including Durham bulls stadium, DPAC, and restaurants. DPAC is about .8 of mile, or 15-20 minutes walking. We've stayed here twice, the hosts are friendly and helpful, the property convenient.
The DPAC is about 4 blocks from the inn, about a 10 min leisurely walk. It is indeed a safe walk and will save you time with parking. If you're attending a performance there you can eat before or after at one of the restaurants in the vicinity at the American Tobacco Campus or downtown.
