The city imposes an additional tax on top of the property tax. Combined this will work out at approximately 3%. As a rule if thumb that will work out at around $1100 a month in taxes plus the HOA. on a house of 475K. I'm looking elsewhere!
Yes, there is an HOA, I have purchased a home there. About 60 of the 202 homesites are currently occupied. This is a 55+ community and you must be 55 years old or older to reside there. HOA dues are currently $265 per month. However, HOA dues are scheduled to be reduced to $215 when the builder has completed construction in about two years. There are NO Mello-Roos property taxes contrary to what is stated elsewhere in this thread. The property tax rate is about 1.3% (which is quite low). Check with an on-site sales agent before believing what is written on the Internet.
