Are there any areas where you can set up a chair for sitting while anticipating for hooking the big one? Also are there places cleaned of brush and low hanging limbs so you have room to cast your line?

There's a big block wall on the roadside you can sit on the blocks and cast. There are several places to get through the fence. And around the lake there are other open areas to cast and sit and even have a fire in a fire pit
