Can you own or just rent ?
There are a lot of rule...no animals over 75 lbs no one in the hh under 55 without authorization. No guests longer than 2 weeks.No parking in the street or in the grass or car will be towed. everything outside has to be well manicured and no additions or subtractions without authorization. Rent goes up I think 3% each year.that's all I can think of off the top of my head

There is a prospectus that has all the rules. It is posted on the wall of each community Hall and is published in the CC phone book.
