I pay a base fee of $480/month. I only have a single wide home. Then there's the water, sewer, & trash, which varies wildly. It usually adds about $20 to $45 or so. You're allowed one huge trash can per week. If you have more garbage than that, you now have to buy a sticker that starts at $20. If you have a boat, RV, or just more than 2 vehicles, you have to rent a spot down by the pond at $30/month. That area is locked at dusk & opened at 8 am or so. Except weekends apparently. It opens much later then.
Think it’s over 500$ now. They send you a letter every year that tells you how much they can legally raise your lot rent, then every year raise it however much they legally can. And you get no amentities. They said a couple years ago we were going to get a gym, but that never happen. No pool, and no dumpsters anymore. It is “too expensive” yet they raise the lot rent every year with no added benefits. When I first moved in the lot rent included water and trash. They since raised the lot rent 5 times and charge you water and trash seperate.
$560.00/month and then you are charged additionally for water, sewer and garbage pickup. No lawn service you do it yourself. There is a playground, RV storage ($30/mo), and fishing in the pond.
