You can't live there 365. There are permanent sites and yes there is a waiting list, but it's like any other seasonal campground. They do turn off the water to the sites in October to prevent the water pipes from bursting.
Not certain but I would think so, there are people that have permanent sites. I believe I heard there was a waiting list to get one of those sites
