My boyfriend and I have had a great experience this past year. I think the other reviews here are outdated and a bit dense and unrealistic. No amount of rain, wind, or snow has ever caused our power to go out for longer than a total of 15 seconds, and it’s happened maybe one time in the year we lived here. Every time I put a maintenance request in it’s honored in a timely fashion. Maintenance guys have always been super nice and chill when we’ve needed them. Yes- sometimes the hallway or elevator is a little dirty or gross but they do their best to clean it up in a timely manner and if these other adults weren’t leaving their literal trash on the ground it wouldn’t be an issue. One time a neighbor set off the fire alarm around 8:30pm which was lame and at best- mildly inconvenient. Again, people make mistakes. Literally not the fault of the community at all???? The noise is not unbearable. The people above me clearly have a baby and they like to listen to base-heavy music. I don’t think it’s ever been an issue past 11:30pm. Again, this is apartment living??? Why are our expectations for absolute silence sky high? It’s never not been manageable or able to be drowned out with a simple fan or white noise machine. The clubhouse is super cute. I’ve only ever used the gym, but the gym is accessible to residents 24/7. The pool is also well kept. It’s always open during the evenings and weekends when most people want to use it. I think last summer they closed on like a couple random Thursdays due to lifeguard shortages. Parking is never an issue, and we don’t have to pay for garage spaces if we don’t want to. The leasing office accepts packages and holds them safe for you. Valet trash overall is a thing I utilize so I can’t say I’m even “forced” into it because do you see my offering to take my own trash to the dumpster? No you do not. Let be honest with ourselves. The worst part about the valet service thus far is that I got a $50 ticket for leaving my bag trash outside the door without it being in the bin they provided me. But the property did send out a warning saying they’d fine you if you did this so again, it literally was my own fault. All the folks in the leasing office have always been so kind and nice to us. I clicked with Madre when she showed me the display unit. She was super friendly and sweet. Sydney showed us our real unit we ended up getting and she was super nice and professional too. Most recently I spoke at length about some renewal questions with Natasha and she was also a major delight and very funny! All of them respond super quick via email. I’ve never struggled to get ahold of anyone. We’ve had some bad experiences with other big name property companies in the past and thus far Dolben/The Overlook have been a dream to work with. We are planning to stay here until I finish grad school and we buy a house. It’s a great little community close enough to the city but with actual grass and less city noise. I feel safe to walk to the dumpster at night by myself if needed. Most people mind their own and keep to themselves. Tons of stuff a short distance away. We feel totally at home here in our cozy little space.

If I could leave them a zero star review I would. I as so glad I found out what kind of business they run before spending almost $1900 a month at this facility. No one is there to answer calls, they all go to an answering service where they say they will have someone get back to you. No one ever got back to me. I had to call multiple times just to get answers for my questions. Sydney in the office was disrespectful and rude! There is no excuse for the way she spoke to me. Her attitude was atrocious! Once again I am so thankful I learned of their ways before signing a lease!

Just from my visits from now to 3yrs ago when my friend moved in is degrading. He loved the "luxury" status but that quickly went away. He was lied to about renting the clubhouse. When the electricity went out he couldnt get in the building. When he did get in he had to use the dark stairwell up to the 4th fl. You hardly see the building cleaned. Windows and carpet and elevator are filthy. The secured front door often broken. Elevator broken for a week, I felt sorry for the disabled tenants. And the worst is the reek of marijuana in the hallway and elevator. It is hideous when you have a job that does random testing. I bet you they don't show applicants that apartment building.

I have lived here for a little over a year and I absolutely love it here. I fell in love with the complex on day one & it hasn't changed. Wonderful staff at the leasing office as well as wonderful neighbors. I love the clubhouse/gym/pool. The complex even has an Amazon hub for deliveries from Amazon.com. If I was able to give a higher rating, then I would(no question).

Yes, we are pet-friendly! We welcome both dogs and cats, with certain breed restrictions on dogs. We allow a maximum of two pets per apartment home. There is a $25 monthly charge per pet. For information on service/companion animals, please contact us.
