Regan, Marina, Nick, Mitch, and the entire team at Zenith were amazing. We’re small investors shifting rental property from out of state into Vancouver WA. Regan set realistic expectations regarding the prices of median family homes we were targeting and the rent range we could expect from properties we were considering. During a visit to Vancouver, Marina provided an invaluable tour of the area highlighting the desirable locations in the region. She identified subdivisions with characteristics that met our investment goals. Together they provided thorough assessments of which prospects were worth further exploration and why. When we wrote offers, they demonstrated knowledge and discipline regarding the appropriate strategy for each offer, specifically which to offer above list vs below list. Once under contract, they coordinated inspections, obtained estimates for required repairs, and built a strong case to support price concessions which we ultimately received. At every step of the process we felt we had a strong advocate ensuring we got the best deal possible. Nick coordinated the rehabilitation of our new rental property acquisition. He was engaged during the inspection process by obtaining repair estimates we ultimately used to negotiate a price reduction. Shortly after closing he reached out to share a recommended list of repairs, provided rationale supporting the recommendations, and offered the option to use ballpark cost estimates based on his experience or obtain contractor estimates before authorizing repairs. Once the work commenced he provided periodic updates regarding the progress and expected completion times. He informed us of all deviations from the initial estimates and obtained our approval before authorizing any work that was more scope or higher cost than what we initially discussed. At every step of the process we felt Nick was efficiently managing the project and consistently seeking our input and approval along the way to ensure there were no surprises. Per the team’s recommendation we waited for all repairs to complete before listing the property for rent. Mitch ensured professional quality photos and modern mapping tools were used to showcase the property’s features. It was easy to get a good feel of the property before scheduling an in person showing. Throughout the process we received weekly marketing metrics indicating the number of inquiries, applications, and which applications were approved or rejected based on qualification criteria that was shared upon request. Within 3 weeks an approved applicant signed a lease for $200/mo higher than we were expecting. The entire team met and exceeded our expectations. We highly recommend the folks at Zenith.

Zenith manages 3 of our homes and has represented us on a handful of transactions. Their Real Estate department has been nothing short of amazing. We've purchased multiple properties in an extremely competitive market. Negotiations are a breeze and deals have been to our favor. They have a wealth of experience and have been focused solely on making us happy vs. closing deals. We have ran in to many "unique" situations and they've always delivered! Management experience has been absolutely fantastic. Maintenance concerns were rectified quickly and efficiently. They have alleviated all of the stressors related to being a landlord. Zenith has consistently shown that they are experienced and knowledgeable.

On our first month renting. Process leading up to move-in was challenging because we couldn't see a lease until current tenants moved out, so basically at the last minute. Lease is a mix of mostly reasonable & some ridiculous like they all are but that's renting. Had to place a deposit etc before even seeing the house, but that's just the housing climate now. Staff has been wonderful to work with, highly responsive, professional & friendly. The house has it's issues that should have been identified before we moved in, like a leaking freezer & a non functional dishwasher with rancid water inside. Some things are being addressed quickly, which gives me high hopes they will work through the backlog. For me it's still 5 stars unless the maintenance issues aren't addressed. Overall, still recommend Zenith.
