I'm back with another review... We are so quick to complain, I just want to give a little kudos when I can. This review is based on how a leak was handled in my apartment. I was on vacation for week and came back to a severe leak in my bedroom. This is random, not blaming anyone. I immediately went to Maintenance, who told me they were sending someone up immediately, (and they did), as well as having their carpet contractor come out. I choose to go to the leasing office and deal with Kertwin Daniels, the Leasing Manager, and explained I wanted new carpet, not just have my carpet cleaned since I had no idea how long I had the leak. He explained, it had to be approved by the Property Manager, but he took copious notes explaining my situation. He set up a meeting with the Property Manager, who approved my request for new carpet. Kert, is very professional and always pleasant. He takes time to give each person his undivided attention and make sure we feel heard. Thanks, Kert. 😊 I have to also commend how Derrick, the Maintenance Manager, handled this situation. He kept me aware of everything! He sent up Tony, (my favorite Maintenance person) to fix the leak, immediately called the carpet cleaners, came to my apartment when the carpet cleaners arrived. They had to remove the wet padding, set up four industrial fans and an industrial dehumidifier, to ensure my floor was dry, there was no mold or mildew, and no excess moisture, informed me of when the carpet installers were coming, came to my apartment to tell the carpet installers exactly what was needed, and then sent his paint crew to touch up the areas that were scratched during this process. I'm aware we live in an old building, but the entire staff is working hard to fix all the issues that existed prior to them (Donaldson) acquiring The Warwick. I chose to move here because the space is enormous for an apartment, and I knew there would be renovations with the building being recently acquired. Have a little patience guys. They can't fix everything at once, nor did the deterioration of the building happen under their management. Also, taking the time to greet the staff when we see them, and showing respect goes a long way.

Good:. Water pressure and temp are amazing. Bad:. Roaches are non stop. Fire alarms that are false all the time, twice in the same day before. Maintenance is awful. Dishwasher broke, maintenance came in, opened the washer door, looked inside for two seconds, told me to hand wash the dishes and left. Parking permit is required. They give out more permits than spots. Lots of noise and smoke complaints, complex does nothing to fix the issue

I think the management office needs to some work of being better at communicating and being organized . In only 6 months here I’ve seen the most intolerable things : The service elevator never worked and was told it Would be working 2 days after my move in : I had to carry my couch 19 flights . The gym amenity was very important to me and that has been “ under construction for 6 months “ Rules change overnight and they never give people a notice . My car has been towed 3 times because when I moved I was told no numbers means you can park including guests as well visitor parking could used overnight if it’s empty , which they usually are . That said there’s never any parking and I do have a pass so how was this addressed ? They posted a sign with a date 2 days prior and I got that note on my door stating now nobody can park visitor , within that same night my car my was towed . In other words they communicated that the towing company before telling the residents . In one month I’ve payed towing fees 4 times now causing me to feel uncomfortable even parking my own car which was very dishonest on their part . Lastly I locked myself out of my apartment, though the leasing office closes at 6:00 pm they stay there late very often and so help people , however that day I arrived at the office at 6:03 pm and told the leasing agent the situation and his response was that they close at 6:00 pm and needed to call a locksmith after hours to pay a huge fee , I ended up staying at my friend’s house to come back at 9 am to Speak to the same leasing agent, a very senseless and unprofessional action . Mind you I got robbed in the building only 3 weeks prior and they did absolutely nothing but this last incident was the last straw . In other words I could never depend on a building like this for anything and it’s now raised concerns about Safety .

We lived here for about 7 years. When we first moved in it was very nice. Office staff was amazing. Maintenance requests were cared for quickly. Communication was wonderful. The concierges lived in the building and accepted packages. With each management change there was a significant decline. Unlike other buildings when the pandemic hit they took away the concierge and it was near impossible to get a package or delivery. There was always a door unsecured. It was difficult for Amazon, UPS and FedEx to get to the “package room” resulting in a disaster for anyone that needed packages including prescriptions. Heating and air conditioning impossible. Pests no matter what you do including cleaning and eliminating food in your own home! Someone in and out of the apartment for this or that all the time, rarely with notice. Trash rooms a disaster. Smoking in the stairwells. Fire alarms going off all the time day and night. My dogs are literally traumatized from the constant alarms. Even the beeping of the fire alarm because the battery is about to day scares them now. The best part about this place is the website. Avoid it at all costs.

They sent out an email on Wednesday saying they're still working on the 21st floor. The latest we could get a colder air probably is by the end of Monday.
