I would give a ZERO but there is no option. Now I want to share my terrible experience. My wife and I had scheduled an appointment at 11:30am Saturday, 18th of December 2021 through their online scheduling system on the afternoon of the 17th. Later that evening we received a call from Neda who left a voice mail to call by 10am the next day to reschedule to 1pm. On Saturday morning, we called a just after 10am and spoke to Neda - she said “NO” there is no need to come at 1pm and to come at 11:30am as scheduled. Hearing this we rushed to get ready and arrived by 11:33am. Upon arrival no one was available, the door was locked, and we waited for almost 1/2 hour outside the office, in the cold, since there was no waiting area. Once Neda came back, with what we found out was another group scheduled at 11:30am, she didn’t even acknowledge us or apologize. She only walked in the door with the group. We then needed to wait outside with another group who was scheduled at 12pm. Then another lady opened the door to speak to us and degradingly questioned why we were there - I informed her of my name and she said I don’t think you are scheduled and said the other group was next at noon. She then said she could not help us because she "only" does administrative duties on a Saturday and walkthroughs during the week. After this "administrative" lady went inside and confirmed that we were supposed to be there, she then said we would have to do the in-person tour with the noon group. After the other 11:30am group left, we were then let inside with the scheduled noon group. Then to our surprise, they said everyone should give their physical ID - this was not told to us beforehand through writing or the conversation on the phone with Neda. Otherwise, my wife would have brought her ID. Also this is a very odd policy since I’ve visited multiple rental places and all have required 1 physical ID from a married couple. Beside this point, the worst part was how this Neda addressed my wife like she was a lackey (before my wife ever spoke a word to them) and said my wife would have to go wait in the car! My wife then spoke and re-informed Neda and the other “administrative” lady that she is my wife and that, obviously, she will be living with me and must see the place as well so we can make a decision. What gives Neda the right to talk to us in such a demeaning manner!! Quite frankly, this is the worst service I have ever experienced in all my time here (over 7+ years) and I have lived in multiple places in Montgomery County!! We have never felt so degraded and talked down upon as unimportant - we had to compose ourselves and politely walk away. My wife and I are both professionals with doctorate and multiple masters degrees between us. We work for esteemed health and educational organizations. The type of service we experienced from their leasing office was despicable!! It completely ruined a good portion of our Saturday (only day off) as we were dismayed about this type of service. I would strongly suggest for anyone DO NOT CONSIDER MONTGOMERY TRACE APARTMENTS - HORRIBLE Customer Service!! If they are this way prior to leasing, imagine how bad they are if one gets tricked into leasing a unit with them.

I have lived here for about a year now . We have had many issues with this apartment . It began with a faulty drier which took management a long time to replace. We also have un level and noisy hardwood under the carpet which they have come 3 times and still have not been able to fix. Today I get up to go to work and my vehicle was towed from the premises. I have a resident parking sticker , but I am being told that I am not allowed to park in a visitor space . Once again I am a resident why would there be a restriction where I park . I would not recommend this apartment .

I lived at Montgomery Trace Apartments from 2016-2017. Pros: - The friendly neighbors we had were very, very sweet. The younger kids in the neighborhood are good as well. - Landlords (Stephanie especially) working at the rental were very friendly and wonderful, I felt bad when I was leaving because they were such great folks. They handled all of our issues with grace and empathy. For example, there was a miscommunication in which we were fined a 400$ fee as we paid rent late since we had thought the due date was 5 days later than it actually was. Once we figured out the problem, we talked to the management and promptly paid our rent - the management was happy to take off the 400$ fee as we had never paid late beforehand. - Pet friendly, the small fenced in dog park was a great asset. - The apartments themselves are quite nice! The granite countertops in the kitchen and bathroom are impressive for the price of the apartments. - Maintenance people were super friendly and very prompt (issues were taken care of in a day or less). However, see cons section... Cons: - Dog poop everywhere on the lawns, there is no enforcement to make people clean it up and no landscaping service that cleans it. - Constant smell of weed in the bathroom coming through the ventilation system. Not to mention people brazenly walking throughout the community smoking joints or being extremely loud at night. This was not just an issue I had - multiple neighbors told me as well about the smell of weed in their apartments, or loud parties at night. - Goes hand in hand with sketchy people walking around at night. There's a park across the street that is both a positive and a negative - good place for young kids to play afterschool, but becomes a harbor for loiterers during the nighttime. - Creaky floors and thin walls - we could hear partying and the TV playing from upstairs. - Our washing machine broke twice, and flooded our apartment causing damage to furniture. The maintenance people solved this by simply bringing us a new washing machine each time, which was frustrating since the issue was clearly with plumbing, and we had to wait several days for a fix. Additionally in general maintenance fixes tend to be very slipshod in these apartments - for example, we noticed a wet patch on the ceiling that was due to a leak. They simply painted over it to fix it. - Cockroaches in the kitchen...this wasn't as awful as you would think, as they were small (around 1 - 1.5 cm large) and on the floor instead of the tables/counters - but they were still cockroaches, and still in our apartment. I should mention we live very cleanly, we don't leave food lying around and do the dishes every day. The exterminator was fairly incompetent as well as it took them three tries to eliminate the cockroaches. One of my neighbors also mentioned she had a mouse problem as well...it's really not OK for the landlord to ignore that sort of thing. - We had packages stolen from our front door step, as well as packages that were clearly opened and left there. The thieves must have been fairly stupid though, as they (thankfully) stole a 30$ nightgown but left the 250$ Playstation 4. - Along with the good neighbors, there were the bad as well. For example, in the parking lot a woman managed to total a truck, clip my car, and ram the truck into two other cars. Since the woman didn't have adequate insurance to cover everyone's damages, this ended up becoming a huge procedure that caused great headache for the poor neighbor with the totaled truck, along with everyone else. - There has been some heavy crime along neighboring streets, including robbery/homicide. Although we weren't affected by it and it wasn't on our street, it definitely made me nervous to walk with my dog at night. - Getting to DC or College Park and back is very time-consuming due to heavy traffic along Georgia Ave and 495. It takes around 1 hour to get to DC without traffic, and 1.5 hours with traffic, and approximately 40 minutes to get to College Park. (Review was also posted on Yelp as well)

What I'm not getting is that it's been several weeks now and the POOL is still not open!!! Why is that??? All these promises that Montgomery Trace makes are all just a gimmick to get people to move in, once you’re in your no body!!! They don't care about anything you say, they want you to keep putting it on email. The water that you use to cook, bathe in, brush your teeth with, and give to your family and pets in is contaminated with something. Several people have complained about it yet nothing has changed. The smell of the water, the taste of the water, and the fact the water isn't even clear should be alarming enough. I wouldn't recommend this place to anyone. All these new perks is to push the old renters out and raise the rent to 30/40/50 present more!!! Openings in the fence so that people can go in and out of where the K Mart shopping center is, now tell me how safe is that? Lights that don't work in the parking lot half of the time, and all they can say is “E Mail US”!!!What, you would think that you are living in down town Silver Spring. Now I can see why the rent is higher, there much nicer, they care about their renters, and everything in right outside your door. Memorial weekend, POOL CLOSED!!! Really Montgomery Trace? Thank God my lease is over in December 2016!!!
