This is a very nice property and the location is awesome!! We love being walking distance to the Harbor with all the shops and restaurants. The current office staff are new with the exception of Amy. She was here when I came to look at the complex back in March. She is very friendly and helpful in answering all my questions. If there are any issues in submitting the application she is willing to help walk you through the process. She also did the walkthrough with me when I came to pick up the keys. She didn’t rush me through it and allowed me to take the time I needed to look it over thoroughly. She really cares about her residents and wants to make their time living here as great as she can!! The maintenance guys are very nice and helpful when you need something fixed. They are friendly and it has been great getting to know them also!! We are very glad we chose to live at Florence at the Harbor!!!

Florence used to be an amazing apartment! Loved everything about it when I first moved in, the front office folks were always so kind and they were a big part on why I chose to live here when I first moved to Texas. Now that management has changed to Weidner it’s awful. Management is so all over the place, they’re disorganized and lazy. They don’t open the office til 10:30am now and they only work on the weekdays. While everybody who works during the week can never address an issue if they have one over the weekend. Management is hardly in the office when I go to visit. Both pelotons haven’t been working since they changed management. Trash literally PILES up at the door, when you open the door the trash is almost touching the roof, it’s really gross. You smell the trash when you walk the hallways, nobody cleans anymore. Hallways, gyms everything is dirty now. There’s no wifi in the gym and hardly any service at the gym so you can’t even listen to music on wifi. Used to be a really nice place with great kind management. Now with weidner, it’s as if there is no management UPDATE: Met AJ, new community director. & you can tell he is very hands on and he is currently building a team to help run the apt smoothly. He seems very intentional kind and direct in handling problems. Seems to be going great again w/ his leadership

As another review has mentioned, The Florence USED to be an amazing place to live. I've lived here since August 2020 and for the first year or so everything was GREAT. I had moved in as soon as they opened - so I was lucky enough to move in to a brand new studio no one else had lived in. The appliances, custom countertops, water pressure and temperature, space - all great. For the first year or so, there was always a cleaning crew seen around the property; cleaning the pool, taking care of the grill area, cleaning the elevators, sweeping the halls, etc. But since I've moved in, management has changed THREE times. Issues that I had gone over with one was never passed on to the next. I've dealt with the same constantly barking dog and disrupting neighbors (I've had to call for welfare checks multiple times) across the hallway for the better part of a year. There doesn't seem to be a cleaning crew anymore at all. The trash has been an ongoing issue for months; at times the chutes were stopped up for whatever reason and trash would literally pile up in the halls over the weekend, leaving stains on the carpet and smelling up an entire floor. When not in the halls, the trash will pile up in the dumpsters outside for days on end. Construction has been ongoing and seems to be surrounding the complex at all sides. Apparently the gate is purely for decoration because it's always open, anyone could park there. There are barely any areas to take your pet, leaving most tenants, including myself, having to cross the four lane street to relieve their pet. That's probably why they've had such a difficult time with pet waste surrounding the entire complex, and recently in the stairwells. There's been a blood trail in one of the stairwells for months. Walls are paper thin and if you're unlucky enough to live below someone that gets up at 3am every day - as I've been - you won't be getting much sleep. I wouldn't let the luxury appearance fool you into thinking this is anything other than another apartment complex promising you the world but never following up on anything. That's if they return your calls and e-mails. I'm looking forward to ending my lease and looking elsewhere.

Just moved in and this apartment complex is incredible. From the staff to maintenance to living quality. This is the best apartment I have ever lived in. The staff is extremely professional and super fast in response time…as well as maintenance. Had a few issues but Michelle was right on top of everything and fixed them in a flash. Overall, a 5 star experience!
