Earnest money is the deposit made from the purchaser (buyer) at the time of writing an offer that demonstrates their good faith and seriousness of purchasing a home. Earnest money is typically held at escrow or in a trust account and is applied to the buyers down payment or closing costs expenses at closing. As a buyer you will need to have a down payment and you will also have closing costs. Closing costs are costs to do the loan and costs to pay 3rd party companies who transfer interest in the home - title, escrow. PMI is Private Mortgage Insurance. It is insurance written in connection with a mortgage that protects the lender in the event the borrower cannot repay their loan. This is typically only required when a borrower receives a loan with less than 20% down
