Nice, well kept, over 55 year old community. My mom loves it there. Downside.... only residents can use the pool. Even adult children of the residents can't. The pool is hardly ever used either. I don't believe I've ever even seen anyone at the pool, but yet adult guests are excluded. That's disappointing for this type of community.

A pleasant 55+ community of friendly neighbors. Many activities available. I love the swimming pool, although I am extremely disappointed that I cannot have a nonresident friend swim with me.

A great retirement Haven for local seniors. Cabana, pool, easy access mail boxes. Park is well maintained. Very quiet. Easy access to shopping and community transportation.

It veries. Corner lots are a little higher. We have a corner lot it's around $790 per month. They just brought in a brand new home on lot #280. Not a corner lot...
55+ community you own your home and lease the lot. Keep your space, clean/tidy, pets on leash when outdoors. No outdoor pets. Quiet after 10pm
You first fill out an application and they check your credit report etc. Maybe driving record, age, income. After being accepted then you can purchase an existing home or buy a new one if there is an empty lot available. You can choose the manufacturer of your choice, although they encourage you to buy Palm Harbor through them(I did that and I don't recommend it) I believe purchasing a new home independently is the way to get best service from the manufacturer. There is monthly lease payments for the lot, water and sewer as well. You pay electricity and garbage. Also you pay an annual county tax (based on your homes square footage?)
There are no HOA dues. There is an annual membership of about $10. This is a voluntary membership. All residents benefit from HOA activities regardless of membership. As for space rent, it doesn't include any utilities.
