I have been an owner of Master’s place on this property for almost 30 years. It is very disappointing how run down it has become. My unit has the same awful and falling apart furniture as when I fist bought in as a timeshare owner in 1992. The kitchen and bathrooms are outdated with multiple things that don’t work well. Multiple broken floor tiles for many years. The annual dues were significantly raised about 4 years ago with big promises of long overdue remodeling , which has not happened and at this point I doubt it ever will. I love Pagosa Springs very much so I keep coming back, but I have now decided I will trade out and go somewhere else. There really is just no excuse any more. If it is your first time here and you will be outside most of your time you will probably be fine. If you are looking for nice accommodations try something else.

The setting is beautiful. You can grill outside and watch the sun set over the mountains. The resort is just a little bit above the town which means a short car or bike ride back down to the main strip. That is offset though by quality restaurants and a WalMart nearby where we got charcoal and things to put on the grill.

Beautiful location, lots of geese at the lake, curious family of foxes playing in the lot, spacious interior, private deck and walk to a few places to eat and have a brew within a mile. Dated interior and small bathroom for the size. Bug sunken hot tub for 2, if you like that kind of thing. The closest cafe was Cafe Colorado and the food was mediocre and cold. Go a little further if you can. Best dinner food was at The City Hall Cafe. Gourmet food in a small location.

Time of stay was January 2022. We were there for 1 week and stayed in the Masters building. First impression wasn't to bad.. beautiful views out all the windows. But wasn't very impressed from that point. Upon walking in the door we noticed an odor, like when you walk into a really old house. It was in need of a complete overhaul. Everything was very dated, like stepping back into the 70's. The dining room table had 3 different kinds of chairs at it. The furnace and hot water tank are behind a thin door in the living room and very noisy. No elevator so enjoy carrying all your stuff up and down the stairs that were icy in many spots. They have wireless door bells and all the condos must have the same ones because when someone rings one, they all ring...we unplugged ours. The walls and floors are thin because you can hear the condos below and beside you. The kids below us had a party every night and quiet time isn't until 11pm. Upon check out, the extremely friendly staff did say they would be doing work on those units this year, I hope that's true. Just remember...these units are $125 a night for a reason.

For real service dogs, there is no paperwork as per federal law. You can Google FAQ service dog ADA and follow links to government website Any "paperwork" or "certification " is likely from a scam site But yes, have had my SD there several visits, no issues
Depending on road conditions the ski resort, Wolf Creek Ski Resort, is about 35-45 minutes by vehicle. There is a local company that will drive or shuttle you there if you don't want to risk the road. We used the shuttle when the roads were bad and chains were required to get to the pass.
No. Its a timeshare resort so you have you own kitchen, etc. You can cook whatever you want for breakfast, if you want.
We had a 2 bedroom and there was also a sofa bed.
No. There is a fine for pets in the unit unless they're a service animal

Fishing is definitely allowed. My husband fishes there spring and fall. You do need a license. I don't know if it freezes sufficiently mid winter for ice fishing. Kinda doubt it.
Very nice to moderate hot. I would say between 60-80 for highs around 20-50's for lows
