Moved in cheap, now paying too much for what they have to offer, 530 sqft is not worth the $835 at this place especially . To start off, I didn't move in until a week after my date, due to having to scrub walls and floors to get mold and cigarette stains off every surface, and I am still finding spots. Had the carpets cleaned as well and the water came up brown/opaque after they supposedly changed it before my move-in date. Water pressure is constantly dropping and sometimes never heats. 2 stars come from the friendly staff. However, the value of this place vs the price they require is not worth any more than what I paid in the beginning.

The apartment itself is decent for the price, maintenance is timely and provides quality service. Management is very poor. Due to a mistake made by the leasing manager, I was charged a fee I shouldn't have had to pay. I have been reaching out and trying to get this corrected for months. At this point, they have told me what I want to hear to get me out of the office and still have not made it right.

Honestly, have had nothing but issues since the day I moved in. When I was scheduled to sign my lease the lady didn’t talk about any of the extra charges prior to meeting. She told me the rent and the utilities and when I say the extra charges make no sense at all. I had a co-signer and they still made me pay first time rental fee of around $300. When going to pay your rent they tell you about an app that you can use, the app doesn’t take our your payment for at least 10 days after the rent is due. So like any concerned person I pull the money out of my account to make sure I had enough and they charged me with an insufficient funds fee which I paid without any hassle. This happened to me the second month as well and they were very quick to put and eviction notice on my door, and charged me another 300. They have contacted me multiple times to resign my parts of my lease because they were “messed up”, inside my apartment the ceiling has obvious water damage that I was told was fixed but not sanded correctly so it was very noticeable. The ceiling is now cracked again, the shower leaks even after being “fixed” and the people in the office never seem to have any idea of what they’re doing, along with their attitudes are rude. The neighbors complained about my dog barking when I’m not there and they told me they were going to have to put it on my lease. All I’m saying about this place is they are very obviously quick to take all your money and try and kick you out

The worst apartment complex ever if I could give 0 starts I would. Extremely rude staff that will walk into your apartment after ONE knock and scream at you. Absolutely terrifying! Was told there would be a washer and dryer hookup and there wasn’t one. Very awful here I would recommend anywhere else before here!

Yes, if the lease buy-out fee has been paid. A 60-day notice is required before vacating your apartment, and the lease buy-out fee is $2000. Please make sure that you reference your signed lease agreement and confirm policies with your Property Manager as there could be unique circumstances.
You can pay rent by setting up your online account on our website. This allows you to use a bank account (no fee) or credit card (with fee) to make payments.
The security deposit maximum is a full month's rent. The minimum is $300.
You are responsible for all utilities. There is a utility charge every month for water, trash, sewage, and pest control. It is paid to Avalon Place with your rent every month. All of the units also have electric (DP&L) that you are responsible for turning into your name before move-in.
Applications may be found under the “floor plans” tab of our property website or you can stop in the office for a paper application.
Application fees are $50 per person 18 and older occupying the apartment. There is also a $150 administrative fee. You may pay these online by credit card, a small fee will apply. All application fees are not refundable for any reason.

No appointment is necessary to tour our community; however, it is always appreciated if you call ahead to make sure we are available to provide adequate time for you to tour and ask questions. Please arrive no later than one half-hour prior to closing if you would like to tour the property. Everyone over 18 must have a valid photo ID to tour the community.
