Update 10/20/2022 - The issue with my vehicle has been resolved to my satisfaction. Jalisa and Rebecca in the office are definitely helpful, fun, and kind. They're working hard and doing a great job. It feels like a family community. I rely on business reviews myself, but very rarely do I write reviews. Hopefully this will help someone make an informed decision about leasing an apartment at Savoy of Garland, renamed The Abram. I've lived here about 7 months now, but I wouldn't recommend leasing here for several reasons. First, it's a bad signal area, so if you need reliable internet and phone connectivity for work, keep looking. Also, they use Frontier as their ISP; AT&T and Spectrum don't service the complex. Secondly, the property is poorly managed, and communication from the office to residents via email and door fliers is oftentimes sloppy and reckless. When I moved in, the apartment had not been properly cleaned, so maintenance had to return and clean. Dead bugs were left in the kitchen light covering, some of the previous tenant's hair and belongings were found in a bathroom drawer, the cabinet under the kitchen sink was filthy, and some AC vents had mold and dirt on and around them. They said it wasn't mold on the bathroom vent, but it surely was mold. Picture proof attached. I needed a place to move into pretty quickly, and they made the move in process fast, but extra care should have been taken to be sure I didn't move into a nasty apartment. It's funny how the office staff describes trash bags left outside of doors and pet feces as "nasty and disgusting," when they write to tenants. They don't care about cleanliness. As I mentioned, they were ok with me moving into a nasty apartment. Next, as other reviewers wrote, the parking and trash services are both terrible. Residents waste money on trash pickup that doesn't happen when it should. Good luck having your visitors park and walk a distance, especially if you live in buildings near the back of the complex. All of the visitor parking is at the front of the property, and visitors now have to register online before parking to prevent towing. What a hassle. Their sprinklers have been neglected, and they spray cars leaving a calcium deposit. Stay tuned for an update on that. There's 1 trash compactor for the entire 6-building complex, which is a problem. The office staff constantly complains (via email blasts, and fliers) about residents blocking the entrance to the trash compactor by leaving trash outside of the compactor. They need to provide another trash dumpster for the property since clearly the one they have is not big enough for the complex. Last but not least, it's not a secure or safe place/area to live. My son's bicycle was stolen right off of our gated patio. I mean, we really shouldn't have to lock our things up on a gated patio. 1 star because I think they do want satisfied residents, but dont know how to achieve that. There's ALOT more work to be done. I could have written more, but this should give you enough to make a decision. Do yourself a favor and keep looking for a better location.

Management talks down to the residents when they come to them with concerns. Stuff in the apartment never got properly fixed even after multiple complaints about it not working. Regarding valet trash, they don't always come and for almost 2 weeks or more they did not show up and we still had to pay for the service even with it not being done. These apartments were originally called Savoy but it changed to the Abrams and the residents were not notified of this change until a couple of weeks after it already happened.

Seems like every time someone leaves an honest review, they have others leave positive reviews… Yes, they do have a trash company that comes and picks up your trash (that you also pay for) but don’t come 75% of the time. Which turns into a nasty email about how disgusting it looks for trash to be left outside and $25 fine added. Some of the maintenance crew don’t do their jobs and often will lie about it. The property manager, Rebecca, takes everything personal & treats the complex like a dormitory. Better not stick up for yourself or call her out, she’ll quit replying to emails and insist she has no idea what you are talking about.. The gates rarely ever work so there’s often only one way in and one way out. The apartment complex really is not that safe, there are a lot of recent break ins - which the residents were blamed for. Yet, we were promised we have security a year ago.

Yes....but you may have a deposit. So, you will have to pay the first month rent and the deposit that is required.
