Hi Mike - So many sellers try to get their homes ready to list BEFORE having their Realtor walk through the home. A good Realtor will make cost effective suggestions and a list of contractors to do the work.
Another good question Mike. My answer is always no! Price the house so you can get traffic through. If you get a low ball offer, negotiate it until it ratifies or the deal is dead. Getting offers in, even low ones, is better than not getting any at all. Over priced listings usually don't end well.
Perhaps one of the biggest waste of money for 2 reasons: 1) This year I've noticed appraisers pulling comps from a year ago. No way can you compare home values in 2020 to 2019. 2) No buyer is going to care what a seller paid appraisal shows.
The hardest part of getting a house listed is FREE but is the toughest for most people. Clean out the house of all items that are necessary. Go beyond "de-clutter", go minimal. I try to tell sellers...the goal is to move! Take the time to sort through your stuff now so when you move it's simple. Most that agree think it will take 2 weeks. It usually takes a full month.
