Richard and I have been friends for a long time. One never knows how a friendship and a professional relationship will mix. Richard was the perfect realtor for me. He was very attentive to details and gave me reminders (daily at times) to stay on track. I downsized from a family home to an empty nester home. He was appropriately sensitive and supportive. We ran into some hiccups at the end through no fault of his. My closing got delayed due to being self employed. Richard confidently and efficiently fixed these issues! I cannot say enough about how great Richard is as a realtor!

I got to work with Richard on a house sale that unfortunately didn't go through (that is to say, we were having difficulty selling to a private party, and reached out to Richard to help us put it on the market if the private party fell through). Well, the private party came through at the last minute, meaning that Richard didn't get to participate in the sale. However, I must say that I was extremely impressed with Richard's time and attention to our matter, even knowing it had the possibility of falling through as far as he was concerned. He contacted me immediately, then set up a Zoom meeting to discuss the particulars of our situation. He kept in touch via text message, and handled everything electronically, meaning we had no delays in getting information. I gave him five stars on value because the commission rate he would have charged if the sale had gone through was totally fair, especially given the amount of work he put in. I would heartily recommend Richard to anyone buying or selling a home in the Knoxville region.

I would like to sit down and get to know you and your wants and needs for your home. Then we will talk with my mortgage lending partner (or a mortgage person of your choice) and determine what you can afford. From there we start searching in the part of town you want to live in with the number of bedrooms, bathrooms, square feet and other options. Once we identify a few possibilities we will go tour the houses that interest you. Once we find one you want to buy, I’ll do some research and then I will prepare an offer. You and any other buyers will sign it and I’ll submit it to the listing agent. There are a lot of things to navigate from this point on but that is why it is important to work with a licensed real estate agent.

How do I know how much I can afford?

I will introduce you to my mortgage lending partner who will help you determine your buying power. This may assume that you have already sold your current home or not, depending on your specific situation. You will work with my mortgage lending partner to determine your monthly payments for different price points and get you pre-qualified for a loan so you can submit an offer when you find the perfect home. Of course you can use any mortgage partner you want but my partner is someone I've worked with before and can vouch for his good service.

I will have a professional photographer take photos and in most cases have a Matterport 3D scan done to allow a virtual walk through of your home. This will allow interested parties a chance to see the house before actually visiting. I will also syndicate it to popular home search websites such as realtor.com, Trulia, Zillow and many, many more. It will also appear on Weichert.com and the Weichert Workforce Mobility site that works with companies all over the world to relocate their employees. I will also plan an Open House to bring in interested parties on one specific date and time. This is to make it more convenient for you by having these buyers view your home at once instead of sprinkled throughout the week.
