These apartments are great. All the staff are friendly. I like the social events. I love the birds singing and the sociable people. I love looking out my windows and seeing the beauty of Tennessee.

Nice outside areas. Grounds are fairly well kept minus the trash that builds up next to the Dumpster every weekend. Club house, gym and pool are what one would expect for the price. There is ample parking. So much so the grounds maintenance has had washing machines and paving stones in several of the parking spaces for months now. We did have a issue with pests when we moved in to our unit. You are not allowed to see the actual unit you are renting just a show unit. There were several small fixtures and appliances broken as well. It took about 2 weeks to get action from the leasing company to resolve any of it, so we waited almost a month to move in. The onsite management must be understaffed like everyone else. When We call to check up on issues there is a clear sense of annoyance once you do reach someone. There is no way to directly call them during in office hours. Call backs can take a couple of days. We had wasps nest developing on our balcony. Sent a maintained request to have it removed. 2 weeks went by with no one reaching out. We had to resolve it ourselves. Speaking with the neighbors the poor relationship with on-site management and pest issues are across the board. Having lived from coast to coast experiencing a swath of landlords and rental management companies, the lack of communication and poor facilities maintenance put this one on the bottom of my list.

Pretty decent place with nice areas nearby. I'd say the price premium isn't worth it as of now (May 2022), but i'd assume most apartments in the Franklin area are like this.

If you enjoy mold, procrastination and incompetency then this luxury apartment complex exceeds expectations. We have endured, on more than one occasion, the development of mold on the ceiling and walls of the bathroom. The maintenance staff is continually changing and lacks any sense of urgency. The explanation for the cause of the mold changes with each new maintenance staff member. Currently, we are experiencing major issues with our air conditioning system. This is not the first related issue. Unfortunately, the temperature in our apartment is 81 degrees Fahrenheit and rising each hour. Our apartment is uninhabitable due to the stifling conditions. After repeated maintenance requests and calls to the office, we have a temporary, portable unit incapable of sufficiently cooling the entire apartment. We are expected to continue living in these “luxury” conditions for the next three weeks in one of the hottest months of the summer.
