YES! It can be done! The USDA loan program is a popular way to buy a home with no down payment. There are credit and income requirements for the Buyer, which you’ll need to contact your lender to discuss. There are also requirements for the property, primarily that it is in a USDA eligible area. If you’d like to explore this option, I would suggest contacting your lender of choice and telling them you want to be pre-approved for a USDA loan. Once you get that pre-approval in hand, reach out to me and I’ll help you find a great option!
I would suggest reaching out to your lender of choice to ask this question. They can inform you of various loan programs and the credit requirements for each one. There are some really amazing programs out there designed for people who may not have the best of credit, so I’d definitely not rule out buying based on bad credit until you talk a lender first!
By definition, it’s worth what a willing Buyer is willing to pay and a willing Seller is willing to accept. There are many factors involved in properly estimating a value that is fully supported by real market data. Two of the most important factors are “quality” and “condition” which can vary wildly from one property to another, and must be determined with an onsite walkthrough of the property. If you’re considering selling, I would be more than happy to provide an expert opinion of what I believe your home would sell for given the current market conditions.
