I loved, LOVED it at Mandeville Lake. I lived in the large one bedroom over a garage. Seldomly heard any of my neighbors, especially those above me and next door. They give adequate notice of when they'd be coming to spray or change the AC filter - usually a week in advance. The apartment unit itself is nice, clean, and not outdated like so many others in the area. Grounds are always clean and upkept. The gate can be a little glitchy sometimes but that's a giving. Seems most apts I've lived in the gate acts up. Maintenance staff usually comes within a hour after requesting them, and they're pretty fast with the work. One or two of them are kinda aloof but for the most part most are very friendly and talkative. Office staff is pretty nice. Never had a problem with Joyce the manager. The only thing that bugs me was if you called sometimes you got voicemail. But with that said, after leaving a message I usually got a call back later that day or early the next day. Unfortunately my mother passed and because of funeral expenses, etc, I fallen behind in rent one month. I did have to pay the late fee and all (understandable) but they did try to work with me catching it back up. As a result of my mother's passing it placed me in suck a financial mess that I had no choice but to let the apt go. I truly HATED the fact I had to break the lease and leave because I liked living there so much. My only hope is someday soon when I get back on my feet they'll take me back. 😊

I've read all the reviews and I don't see any of it. We have a 40lb service dog that are neighbors adore she has more conversation than we do. The apartments are super sound proof I've lived here 3 months and unless I have my balcony door open I never hear anything even sitting in my living which is beautiful and spacious. I can't even hear my daughters TV or and video games sounds. Me and my fiance just love it here very peaceful. Even the 4 days we were outa power for Ida everyone who stayed around us left the doors open to get a draft through the apartment which by the way actually stayed pretty tolerable. My daughter room was cool till about the 3rd day but like I said very tolerable. If we would have been in our old apartment we couldn't have taken it. They staff stayed on top of the garbage they came and on appliances after we got power to make sure everything was working. I'd recommend Mandeville Lakes to family and friends and for the real selling point was the 100 dollars off a month for being a Veteran and 8 checked a lot of places and they are the only ones that offer the Military discount that should be commended.

Upon calling for availability and pricing I got a call back the same day. That is a plus in my book. I talked with Jamie whom was very professional and answered all my questions. Only problem is nothing available currently of the apartments we were interested in. 😟 This is our first choice in the area . Hope to not have to go elsewhere. Thank you Jamie!

Terrible place to live! Carpet was disgusting. Took 3 weeks to get 1 room changed. Had my tools for work stolen out of my storage that was locked. Management refused to assist in a rental insurance claim. The electricity bill was $600-$800 a month on the 3rd floor! Denied request to tint massive windows. Never below 85° with air full blast in the summer. We were told would return deposit in 2 mths after walk through upon leaving. Check never came. Then we were told it was because the carpet needed replacing! The same carpet that was gross when we moved in! Requested proof and was told if we requested that we would owe more $ than just the deposit! Constant issues with neighbors about noise because the floors are so thin. DO NOT MOVE HERE! UNLESS YOU WANT TO PAY OUTRAGEOUS RENT AND UTILITIES.

Questions & Answers

What's the rent range of 1,2,3 or 4 bedrooms?? They don't have that information online, and I don't have time to call them until I got that info.

They have 1, 2, and 3 bedrooms apts. Price range is $880-$1,515. Rental rates depend greatly on the length of lease, floorplan, which floor, and whether or not the unit comes with a garage. Based on a 12-month lease; unfurnished unit: 1 Bedroom units are $880-$1,000 2 Bedroom units are $1,140-$1,345 3 Bedroom units are $1,450-$1,515 *UPDATE* Those prices listed about won't matter which floor, building or lease term you have - the rates are the same. Generally it's a $100 a month (extra) for the car garage. Some units will include the garage but rent will be $100 more per month regardless if it comes with the apt or not. You do have the option to opt out for the garage if your apt does come with it. These apts also have a security system you can have set up for personal use. The activation of it is $80 and the added monthly cost for the monitoring is $20 (or $25, I can't remember which) a month.

Meaning do they except Section 8, or other forms of rental assistance? I highly doubt so. Mandeville Lake Apts are in the high price point range. *UPDATE* I just asked the manager if they except Section 8 or other form of government assistance, and she said no. They also dont approve of co-signers neither. The monthly household income requirement is 3x the monthly rental rate.
