Yes. The property will get much more exposure bringing you more buyers. Competition drives the price up. When you have 4-5 people bidding on your house gives you a lot more leverage than if you only have one person interested in buying.
Yes! However in a seller’s market, when the supply of homes is low, and the interest rate is low, you may find that some homes sell for more than the asking price. A buyer’s agent can appraise the house that you wish to purchase, and give you their opinion of its value. If you wish to offer more than that figure, you are free to do so.
If you can afford to buy, before you purchase, yes, buy the house you like and then put your home up for sale. So many buyers cannot buy until they sell, but then you run the chance of not being able to find a home you like, at that point in time. Great question! The best way to prepare your home is to clean it out and declutter as much as you can. Clear counters and surfaces are very attractive to buyers. Typically, the Spring market is the best, with the Fall market being almost as good as Spring. However, we have seen in the past year, that anytime can be the best time, when the inventory of homes is low, and the interest rates are low. Many people have lost their jobs and we are expecting more foreclosures to be on the market in 2021. This situation could lower the value of your home. So you may get less for your home, but you will pay less for your future home.
Earnest money is good faith deposit on purchasing the home. Typically the closing attorney will hold the money until closing at which time it will be credited back to the buyer to count as part of their down payment. If during the due diligence period the contract is terminated, the buyer can get the Earnest money deposit back.
