I've had the privilege of knowing Josh for over 13 years and the one thing I can tell you about Josh is he's such a genuine person. He's always even keel, honest, dependable and committed to the task at hand. When I learned he would be pursuing a career in real estate as a career, I knew he had found "the career path". Everything about what is needed from a real estate agent, Josh provides. I know he'll be attentive to his clients needs, honest and transparent with them during the process and likely overly communicative because he wants to ensure their ultimate success and satisfaction. If you're looking for a real estate agent in the Greater Baton Rouge area, you'd be hard pressed to find one better than Josh.

How are real estate agents paid through a transaction?

Hi Joan, thanks for asking! To be completely honest there are lots of ways an agent can earn their compensation for completing a transaction. For the sake of simplicity, I'll use the most common way. When a seller lists their house with a listing agent, the seller and agent agree on a commission amount or percentage. Though this number is ALWAYS negotiable, the most common rate is somewhere between 5 and 6% of the price the property sells for. That 5 - 6% (or whatever is agreed upon) is then split between the listing agent and buyers agent, usually 50-50. For example, if the seller agreed to list their house at 5%, then generally the listing agent and buyers agent would each get 2.5% of the final sales price. Though rare and unlikely, especially in the Baton Rouge | Prairieville, Louisiana market where I work, there are occasional instances where the seller does not want to compensate a buyers agent, thus forcing the buyer and buyers agent to work out a compensation agreement.

Hi Curtis, great question! You ABSOLUTELY should ALWAYS get an inspection done when you plan on purchasing a new home. Keep in mind that this applies to new construction homes as well, even though many people opt to not do an inspection since everything appears to be brand new. Always do it! I have a couple of great inspectors to recommend if you ever need one.

Generally, the first steps I would take are speaking to a real estate agent to discuss your overall goals, then getting a pre-approval letter from a highly recommended lender. Typically, your real estate agent will have knowledge of who solid lenders are in your area. I'd be happy to discuss some of the tops ones in the Baton Rouge or Prairieville area if you need.
