our hot water has been off for two days! when the first call was officially made this apartment complex completely ignored our concern. once it was finally addressed hours later, we were promised it would be fixed by saturday and guess what, it’s saturday and still no hot water . workers stand outside just staring at the problem and sitting around. management doesn’t take their residents concerns seriously. there is never any parking and you can tell that management doesn’t care about the people who live here. i highly do not recommend living here.

Constant water shut offs with no warning or notice. Air conditioning doesn't work. They shut the water off without 24hr notice again and now there's no hot water. How are you supposed to take care of children and yourself when there not water or hot water and there's no communication. Front office is filled with people who don't care, don't listen, and don't have to deal with constant issues. Temperatures are in the 90s and with no AC it is just as hot in the apartments. And no running water to cook off. Grounds and parking are always dirty, maintenance man drives around like crazy on ba golf cart nearly hitting people and cars all the time. Didn't clear ice during the winter, from walkways or stairs. Paint is peeling in shower as it wasn't done properly.

hands down the worst place i have EVER lived. takes months for anyone to come out for any maintenance issues, my hot water and water has been turned off without being told so many times i can’t even count, AC and heating has been out when it’s been -9 degrees out and took them a month to fix it! also had a BIRD in my apartment due to a loose board in the ceiling and took them 5 days to come fix the board and when i told them about the bird they laughed. disgraceful waste of living space and management needs to go back to school.

Georgetown of Kettering was the worst place I lived in the greater Dayton area. The new ownership is unhelpful and abandons the office before closing time quite often. They made no attempt to rectify my apartment issues when another apartment in my building caught fire and left soot everywhere in my apartment. The pool was closed all summer. The water heater would oscillate frequently from hot to cold, even when our apartment was using no other water. The parking lot lights were often out. The complex hooked up a washing machine incorrectly the floor above me which dumped water into my apartment. Advertised rent excludes nearly $200 of fees and surcharges. Dishwasher stained my Tupperware with rust stains. Overall, it was an unprofessional and unhelpful company to work with.
