They missed a swift leak between the water meter and the house which I had to then fix after purchase. I am positive it was present when they inspected. I suspect they couldn’t find the main water shutoff or the meter for that matter as they are both difficult to find so they just didn’t bother with it. Go with someone else.

I will definitely use AtoZ Inspections (commercial) next time I need an inspection! After screening 8 inspection companies I called 4 different inspection companies in OKC and AtoZ stood out above the rest. 1. They have a Haag certified inspector…not many in Oklahoma, 2. They showed me issues and educated me during the inspection, 3. They coordinated the inspection with the seller, other inspectors (plumbing, security, roofing) and showed up when they said they would, 4. They communicated their plan and I received the detailed report the following day. Their price was a little higher but worth it, I knew exactly what the condition of the building was I was buying…you get what you pay for, I received a quality detailed report with a range of costs to repair.

It could mean the realtor does not feel the inspector has sufficient experience or is not very thorough. Not all home inspectors are the same. In OK there is no apprentice program so when you hire a home inspector, it may be their first home inspection. Most successful realtors want you to have the most thorough home inspection so you know what you are buying.
