This was our 3rd transaction using Terry Belt! That being said, we still interviewed 2 other realtors before deciding to retain Terry, as our prior buy/sell was some years ago. Most all of the larger vacant land parcels have already been developed. However, there are individual new home opportunities all over the area in the form of “infill” or tear down and build new lots. Vienna has over 30 plus local custom builders that build on speculation (without a buyer before construction begins) and custom/build to suit. Lot prices in 2021 generally begin in the mid $600k and up. Finished new home prices including the land are generally in the $1,550,000-$2,500,000 range. It is a very competitive market for prospective buyers and those that consult with local real estate experts find they have the most success.

Real estate taxes are higher in the Town of Vienna which is the 22180 zip code. The Vienna zip codes outside the town proper are 22181 and 22182 and they follow the Fairfax County tax rate. In 2021 the 22180 tax rate is 22.25 cents per $100 of assessed value in addition to the Fairfax County tax rate of $1.03 per $100 of assessed value. A home with an assessed value of $1,000,000 in the Town of Vienna will pay $12,525 in real estate taxes compared to those in 22181 and 22182 at $10,300.

Vienna has been ranked by national media like CNN, Money magazine and others in the top 5 small town towns and best places to live. It offers walkability, history, great schools, a variety of community events, outdoor music, a variety of restaurants & other foodie/social opportunities, small shops unique to the town, very active youth sports programs, and other outdoor/indoor activities including the Community Center and the W&OD trail which cuts right through down town. The Town of Vienna has its own mayor, police, and fire department which keeps the community safe, clean, and well managed. All of this and more make it very attractive to people who live in the closer in urban areas of Northern Virginia and Washington DC!
