My experience has been good. Maintenance folks are friendly, the grounds are taken care of, and the neighborhood is quiet. Plenty of parking. My apartment was recently renovated. Karen Gorham in the front office was extremely helpful in working out the details of my lease renewal and explaining any questions I had. Convenient to 95, 17, WaWa, Royal Farms.

Roaches. Roaches. Roaches. I am truly disgusted with this place. They claim luxury living, instead I have roaches in my apartment and cheap remodel material. They knew two families in our building had infestations when they moved out, but did not notify the rest of the building. I have reached out to the leasing office several times to come and send an exterminator. After calling and send numerous email, I went in twice. The first time they claimed to have "put me in a book and someone would be out July 14", instead they sent the exterminator to the vacant apartment to "the nest" and refused to treat my apartment. I have gone back and now Karen G. (the most nonchalant and dismissive property manager) is saying there is nothing they can do because the extermination company "comes when they want because they are a third-party vendor". I have fumigated my apartment and bleached it down to no avail. If they offer you to The Oaks, DO NOT MOVE IN. Ask them if the infestation in this section of the complex has been taken care of. The pictures online are of a model apartment and leasing office only. Since being bought out, this place has become subpar. This situation is embarrassing and unsafe. It is cheap and bad practice to not treat the entire building. Unacceptable Kensington Crossing.
