HOA is the lot fee. It covers snow removal & grass cutting in common areas. The pool, basketball court, volleyball court, playground, the upkeep & ability to rent club house. Currently lot fees are $801 & $846 depending on if you're in the older section or newer section of the park. Lot fee goes up $25 each March. It's a nice community but totally not worth it. Lot fee is literally 4x's our mortage. There are plenty of other nice mobile home communities with much lower lot fees/hoa.

Harold, My wife, 2 Boys and I moved here 5+ years ago. The community is nice. Its quiet and peaceful. The lot rent is on the higher side, but I feel it's worth the extra $ to be somewhere I can comfortably let my boys outside to play without worrying. All of my neighbors are around the age of retirement. All very kinda and extremely welcoming! One thing, GET A MAP! Karissa and I got lost the first time we drove through!!! No it's really not dangerous for you and your motorcycle. It's just the fact they take care of the main office and all the entrance but do nothing about the roads or anything else.

There are 3 different amounts at all times, and a senior discount. Lot rent gets an increase of an average of around $20ish every March. You would receive a notice in the mail in January, typically, informing you of the increase, and how much the increase is.

Lot rent is over $800 a month. They just raised it. Best bet is to call their office or drive through to see if there are for sale signs. I know there are a few new homes going in.

You have complete admission paperwork if you qualified you can live there.

No bully breeds allowed and no large dogs over 75+ pounds. However there are a lot of residents who break one or both of these rules. Who knows how heavily they enforce this rule. Also a $5 pet fee for more than 2 animals.

I understand about the address thing, but Mr Jandl started the park many years ago, he would be the one to blame, but he got killed in a car accident. He really took care of the park and have his turkey farm workers come here on off season to take care of trees. Things have changed, its all corporate, its bad......
