We had reached out to the company prior to moving in, they gave us an access code one week before our move-in date, and told us our house was ready. We went to view the house and the previous owners had left it a wreck, not cleaned and trash everywhere. We contacted American Homes 4 rent, went through several individuals, who just kept telling us that the field team would be contacted. We kept calling throughout the week because we were not given any updates. We finally got notice that the field team showed up on Wednesday (2 days before move in) and we were asked if we could extend our move in date by 2 weeks, due to the work that needed to be done on the house. We said we could not because we had to be out of our current house by that weekend. We finally agreed to move in a day later than originally planned. They said that they would prorate the amount due to the inconvenience however when we saw the new lease the new prorated amount was a $50 difference but they added it back into the amount under some “additional fees” so the amount we were paying was exactly the same. The day before our move in we asked to see the house again and when we arrived at the house the lock box had been broken, we immediately called/emailed to find out what we should do, with no response. When we arrived at 6am the next day to start moving, the lock box and deadbolt had been replaced and whoever replaced the deadbolt must have been mad because the door was all banged up and there were gouges in the metal door and metal shavings everywhere. We tried the access code and it did not work. We were finally able to get someone on the phone by calling the main # and apparently the new lock box that was put on was registered to a different address and no one bothered to inform us that our code wouldn’t work with the new box. The lady that did answer was very helpful and was finally able to get us in the house. We have repeatedly asked for a member of management to contact us about our concerns but no one has responded. We also had a huge box of trash left by the previous tenants that was not taken by crew that cleaned the home and the neighborhood trash service will not pick it up so now we are left to deal with disposing of it. Very disappointing experience!

I'm wondering that. I never get anyone in the Charleaton office. Property manager listed on paperwork has never returned a call.
After your lease is up, it becomes a month to month.
It depends on usage. I haven’t received mine yet, but whatever it is add $9.99. This is the fee for your utilities monthly.
