Comfortable, safe and well-maintained apartments with a diverse owner/tenant community in a privileged location in Arlington near supermarkets, the MedStar Capitals Iceplex, the Ballston Quarter Mall, restaurants, bars, parks, forest trails, top-notch schools and more.

Old building, everything appears dirty, management is terrible. My first day moving in, the man at the front desk gave us a hard time because we didn't reserve the loading dock via the app even though we called and confirmed weeks ahead. We never knew about the app prior to moving in. Communication wasn't easy on day 1 and it remained that way since. We also dealt with grumpy neighbors that didn't welcome us. During my last month there, management threatened to tow my car from the parking garage because they claimed I forged the parking tag, but in actuality, they misplaced my file. The best thing about the building is the courtyard with grills. Although the price was cheap, I'm happy to be out of there. You definitely get what you pay for...

These condos were a lucky 🍀 find for me in terms of pricing for the area and size of the units. Most of the units are well-maintained and refurbished. The price of rent varies by landlord but there are some landlords who price their units competitively. The units on the upper levels tend to be priced higher though. Although I can't say for sure, I believe the apartments on the lower levels experience more pests. When I walk down the stairwells, I have seen huge cockroaches and mice (and even rats in the parking garage) year round. When I first moved in I had an ant problem that was only solved by running my dishwasher regularly. I still see other pests around the start of spring plus I do still see ants (just not as many) year round. The amenities include a swimming pool, courtyard, BBQ grills, and a party room (you have to pay to use it). The best part is that utilities are included - electricity, water, trash (trash room on every floor), laundry i.e. free use of washers and dryers (also a laundry room in every floor), and parking. Parking has increased every year that I've been here but is approximately the same price per year that other apartment complexes in the area charge for two months. The parking fees are also covered under the HOA fees so you should be reimbursed for charged if you are a renter. The parking garage is first come first served and although there are three levels you can park on, it can be difficult to find a spot after 6 PM on weeknights and especially Sunday night. The apartment community holds an event each month for socializing and getting to know the neighbors. Most of the neighbors are friendly and own their units so they are invested in the care of the common areas, as well as getting to know their neighbors. There have been complaints of theft in the laundry rooms especially on certain from floors. The front desk staff is incredibly helpful. It's an older building which can be aggravating because of the amount of times the water gets shut off to deal with various maintenance issues or other emergency repairs. There have been quite a number of maintenance issues that the building has experienced during the short time I've lived here. It is really inconvenient to get an email telling you the water will be shut off on the day you were planning to telework or that you can't use the freight elevator for deliveries because of maintenance when you booked it far in advance. The management team does a good job of making residents aware of this by emailing, texting, and/or calling you. The maintenance team also regularly does convector checks and other building wide maintenance services that require them to enter units several times per year while you may or may not be home. For the amenities, included utilities, and economical parking charges, I would recommend this apartment community. I would not recommend living below the third floor of the building.
