Kathy is a wonderful realtor and I highly recommend her. Recently, I needed to sell my house in Falls Church and Kathy guided me throughout the process. She is kind, honest, and a good negotiator. Whenever I had a problem or question I could contact her and she would promptly help me. She did an amazing job with staging my house, photos, brochures, advertising, and even made a video. Kathy is very professional, she always goes above and beyond, so if you are trying to buy or sell a house I highly recommend her.

Kathy helped us buy our dream house. So we knew she is good. But we didn’t know she is THAT good until she sold our house, in four days, at a price much higher than our listing price! We live in a highly sought-after neighborhood because of the school district and everyone told us that we won’t have a problem selling the house. But we didn’t take it lightly. In my opinion, even in the so-called seller’s market, sellers experience a fair amount of anxiety as much as, if not more than, the buyers. Is our house ready for sale? It is an old house and it seems that there is a lot that can be done. How much should we spend on renovation and fixing it up? Can we get our money back? And when it is the time for sale, how much should we ask initially? The recent prices sold in our neighborhood didn’t look as great as I expected. What will happen to ours? And finally, thank god! There are offers! Where is the market price and how should we find it out without losing the potential bidders? These two buyers came with similar offers and whom should we go with eventually? What if they had cold feet and walked away before closing? Then we need to go through it again! We were lucky to have Kathy with us during this whole process. Kathy engaged in the process as early as one year before we started looking for a new house and then putting the old one on the market. She educated us about a reasonable expectation when it comes to renovation and helped us find the right people to do the work. We literally needed to worry about nothing during the renovation process. She worked like a project manager to put pieces together and set the timeline right. Immediately after we closed our new house, she sat down with us and the contractor to finalize the final touch such as paint, and replacing the light fixtures. She provided the options and choices based on her recent selling and renovating experience. We went with a beautiful light gray color for the whole house. It turned out looking so good that I thought about not selling it for a second. Kathy is also a great marketer! She utilizes social media and her realtor circles to spread the word. What impressed me was the video she produced and shared on Facebook, in which a drone was used to get a bird's view of the house and the neighborhood. Kathy rocked it! How many times will you buy and sell a house? For us, this new house will likely be it. We were grateful that we worked with Kathy on these big decisions in life. Good luck with your next big decision in moving! And most importantly, work with the right people, like Kathy. You won’t regret it.

We like planning ahead, especially when it comes to a big decision of buying a house. So we got in touch with Kathy every early on in the process. Actually about a year early. We explained to her that we plan to buy a new house in this area next year and sell our current house at the same time. Kathy was very patient and listened to our plan and needs. She didn't put us on the back of her list because we were not the "immediate" customers. She treated us like family and friends and started offering her knowledge and expertise well before we decided to work with her and signed the actual contract. We talked to a couple of other real estate agents and some work for big names. But we eventually decided to work with Kathy because we felt that for the amount of details and attention we need (especially my husband needs it), we are more likely to get it from Kathy. We made the right choice. Kathy started to help when we did the renovation work with the current house to get it ready for sale. She introduced us to a renovation firm that she has always been working with and they helped us renovate two bathrooms with very reasonable price and satisfying workmanship. They will continue to help us to complete the rest of the work to make the house ready. Kathy also introduced us to the lender she has been working with, who is also very reachable, responsive, knowledgeable and reliable. Given the amount of work a loan application usually takes, I would say his help has made the process as much easy and smooth for us as possible. She just shared with us three moving companies she has worked with and received positive feedbacks. We decided to move with one of them after receiving the quote. Looks like another good reference! So basically, Kathy knows people and has the whole team ready to help you during this rather exhausting process. Too bad Kathy doesn’t do packing for us! But she helps in every other step of our way to the dream home. Kathy is also a good communicator and a tough negotiator at the same time. She let us decide what we want and at which price we ask for what we want, but she takes care of the rest. There were several rounds of negotiation with the seller on the price and the terms. I don’t know what exactly she said and how she said it, but she kept the conversation going, when there is another competing bid. It takes a lot of skills to convey a message of willing to work with the other party while stick to your own agenda as well, so we don’t overpay to win the deal. She has such skills and she made it. I am sure she presented our case well to make sellers feel the same way and eventually decided to work with us to finalize the sale. She follows up with contingency and knows the details of the house and the contract addendums as well as us. She won’t let us down. We felt fortunate to have Kathy as our realtor in the biggest financial and mental decision that we have ever made. If you are thinking about selling, buying or renting a home, contact Kathy. You won’t regret it.

The goal is to make your home as appealing as possible to the most potential buyers, before photos of your home are taken. Staging your home can include anything from redecorating to rearranging furniture, cleaning or other aesthetic strategies to present the home in the best possible light. You can do it yourself, have your real estate agent guide you, or hire a staging company.
In most cases, the buyer pays for the home inspection.
If someone is selling a home that needs repairs - yet chooses not to fix them - they may choose to list a property as-is. Disclosures and inspections are typical steps in the process. In an as-is sale, a buyer is willingly purchasing the home in its current state with full knowledge of its condition.
When selling a property, it is incumbent upon the seller to disclose any details about the home that might negatively affect its value.
Factors such as the time of year and market conditions play a big role in how quickly a property sells. How you price, market and stage your home are also very important variables that will affect how long a home remains on the market.
Any fixture that is ‘attached’ or built into the house typically remains. For example, if your house has built-in bookshelves, they typically stay with the house. The same is true of kitchen or bathroom fixtures, and fireplaces. Exceptions and details can be discussed during the negotiation process.
There are many factors that affect the housing market, but understanding what to expect - and being prepared beforehand - can make buying and selling a property at the same time possible.
A professional appraiser will inspect a property and compare it to other similar homes in the area. From there, a fair market value is determined. Unless you plan on paying all cash for a property, you will likely need a home appraisal.
A real estate agent is paid as part of the closing costs, which comes out of the sale proceeds at the end of the process.
Your first step is to hire a real estate agent you trust. Together, you will set an asking price, prepare your home for listing, list and market your property, negotiate an offer, and close on the sale.
Sharing particular information when connecting with a real estate agent can help give you an idea of your home’s value in today’s market. The in-person expertise of a real estate agent will give you a more accurate opinion of your home’s value.
