Kim Darwaza of RE/MAX Executives in Northern Virginia helped my buy my condo in the Penderbrook neighborhood of Fairfax.  It was a foreclosure property and she was extremely knowledgeable of all of the pitfalls that can occur with a foreclosure property.  I will definitely use her next time I buy or sell a home and have referred her to several of my friends.

Kim Darwaza helped me rent a condo in Centreville and then helped me facilitate the purchase of the condo from the owner.  There are not enough kind words to describe how Kim can not only help you find your dream home, but elevate the experience with her ability to go the extra mile. As a first time home buyer I was extremely stressed. After looking around I decided to rent, and Kim stuck with me. After just 6 months of renting I was ready to buy and once again Kim was by my side through the entire process. Kim Darwaza helped us sell our single family home in Fairfax and in Aldie, Virginia.  She made the entire house selling process so easy on us! Is it easier to build new construction or buy land and build on it then buying a resale home?

Right now new construction costs are extremely high due to cost of lumber and building supplies. Many builders are not even pulling permits until these costs go down. New Construction builders always increase prices when they release a new section and the prices are increasing at a higher rate due to this issue. In past I always said it was less competitive to buy new construction since you aren't really competing with anyone but now you would have to have the budget to do it. The land around here used to be $500k for a buildable lot but now I am seeing lots more in the $650k plus range and then you have to pay to build the house. If this is something you are interested in pursuing I am happy to talk to some local new home builders to give you an idea of pricing based on your square footage requirements.

I'm here to tell you that the market is dramatically different from the last housing crash. Please don't let the headlines and news media mislead you. Why it is not like last time, and I was an agent so I went through it... 1.). 2002-2005 the average annual appreciation was 10.3% and in 2017-2020 the annual appreciation has been 6.3%.2.) It is much more difficult to get a loan. I used to joke that if you had a pulse or could fog a mirror you could get a loan. There aren't No Doc Loans, 100% financing (other than VA) this go-round. Borrower risk is much less and people can actually afford the homes they are buying. 3.) Fewer homes on the market today. Back then inventory was increasing and prices were rising. In 2004 - 2007 bulders were building more homes. Clients would buy new construction with the intention of never living in the house. Many of them got stuck with a new construction house they couldn't sell when the market crashed.

I have succeeded over and over again where other agents have failed. Did your last agent deploy an intentional and dekiverate launch that was thought out and thougth throug? or instead di they take a few photo's and just throw it up in MLS? The days of deploying hope as a strategy being successful are long over. As a Seller I'm sure you are seeking top dollar. Our pricing starategy makes sure buyers are fighting over the price not you fighting for market price. If you want top dollar that requires top marketing and that is what I excel at.
