DO NOT DO NOT, I REPEAT, DO NOT MOVE HERE!! If I could give negative 100 stars, I would. I have had issues since I moved in August 2021 with the air quality in the apartment (these units are all on the same venting system, so if you don't want to smell your neighbor's apartment, I suggest DON'T move here). It clearly states in the lease that this is a non-smoking community, but the incompetent leasing staff could care less about investigating where the smell is coming from or having my apartment properly cleaned/deodorized after I stated several times that I cannot be exposed to cigarette smoke due to my condition. I have had to spend hundreds of dollars of my hard earned money trying to fix the issues that the property manager should be handling (it has damaged my personal belongings... everything in my apartment smells like smoke) I've been quiet for a while because I've been collecting evidence for my court case against them because I will be suing them this year, so I hope they're ready for this lawsuit. I have plenty of evidence and a strong case. It didn't have to go this far, but after the negligence I've experienced while living here, they had it coming. If you want to deal with maintenance and a leasing staff who does LESS than bare minimum, this place is perfect for you.

I moved in here August 2021 and have had issues ever since. The most prominent is the noisy and disturbing neighbor. He plays his music extremely loud each and EVERY night. I have made verbal and written complaints to the office, but nothing has been done. I have called the police twice and the guy still thinks it's okay to blast music in an apartment building for HOURS at a time between 8:00pm and 2:00 AM!!! The lease clearly states "You, your occupants or guests, or the guests of any occupants, may not engage in the following activities: behaving in a loud or obnoxious manner;" but apparently that's just a suggestion. My advice: do NOT move here!

Only posting the one star out of necessity for a comment. I really never had issues with the community my first 8 months at least, besides the filthy workout/laundry rooms & the pool being closed literally since I’ve lived here. As it has become time to renew my lease, issues have started to arise that I feel obligated to share. Firstly, there was an electrical issue in my unit [photo attached], that clearly had not been checked in quite a while. An electrician sent to update my thermostat literally SAVED MY LIFE & let me know of the hazard, naming it “an electrical fire waiting to happen”. After that being fixed, one week later [today], I find black mold surrounding the toilet in my upstairs bathroom, which I primarily use. Now, as understanding as I’m trying to be, I call the leasing office several times to have someone with a horrid attitude answer the phone, not identify themselves & proceed to cut me off as I’m speaking of the issues in my unit. Now, I am fed up. Absolutely unprofessional & unacceptable! People work very hard to provide a means of living for themselves & I think that this company has somehow forgotten that they are literally put here to SERVICE THE COMMUNITY! Bringing forth issues like this can save a lot of time, money and LIVES! With this, if you do decide to pursue this property, have a full inspection PRIOR to moving in & I would be present for it. Have a check-in inspection before you sign a new lease. They will not offer it. Be safe.

When I first moved in the management was poor but the New management is amazing! Had nothing but positive feedback from the girls in the office! The maintenance team has been nothing but amazing as well. They get it done within a day of putting in request. I enjoy living there. Glad I chose the Arbours!
