I was on my way to Austin and I broke down and was giving a ride back up to the Franklin inn and suites. I was very impressed good continental breakfast the rooms are very clean nice well maintained plenty of amenities. The lady at the front desk even worked with me while I'm waiting on my ride back home. All in all despite being broke down it was a good stay peaceful quiet I would recommend if you're traveling down 79 headed towards Austin and it's late this would be a good place to stay

Advertised continental breakfast but unless they have 30% capacity they don't cook, no safety features in showers for the elderly, no blankets for the beds, just sheets and bedspreads, had to ask for a shower mat.

They wanted to inspect our room before we leftthen they said when we were checking out that she looked in the computer when we returned our keys and that the room was not paid for yet that we needed to pay for it if they found any signs of smoking cigarettes they would charge us a $200 fine

This is my families second time staying here and its just ok. Bathrooms are small and the rooms are large. This hotel only gets 3 stars because the the front desk. Both times my husband has had to deal with unfriendly hotel staff at the front desk. Every young ladies we encountered lacked customer service skills. During the last trip both are room keeps stopped working and we had to wait over 12 mins for hotel staff to show up to the front desk. The alert went off many times to alert the staff. We were about the call to try to get assistance when a young lady appeared from the back. No hello, no how are you, just how can i help you. No apology for the wait or anything. Lack of customer service is why we will do are best not to stay at this location again. They had a better staff at their old location.
