Grounds are well maintained. Maintenance is usually quick to respond and they're friendly and fix the problems at hand. The front office has always been nice. Umstead is close and there are lots of shops within walking distance. I also consider the area to be relatively safe. Friendly neighbors and they don't thump music most of the time. Mold grows in our vents every summer. It can smell very musty and you can see the mold growing in, around, and covering the vents. Big red roaches just come and go as they please. Little pest roaches are also a problem. We can't store anything on the ground of our pantry or they'll breed (something we learned the hard way). I have bait traps down that I change regularly and we clean often yet they still show up. I can't leave food out to cool and have to be weary of drinks. I've had roaches literally fall from the ceiling onto the food I was eating. I've had them crawling around food as I was eating it because I left it out for more than 10 minutes to cool. The floors are VERY creaky. Very old floor boards creak like an old house in a horror movie. My upstairs neighbor will creak for hours and hours some days and it drives me a little mad. It can be so loud it sounds like it's IN the apartment and not even headphones can block it out. The floors are also uneven in places. If your downstairs dog(s) bark it will just come right up through the fireplace clear as day which ours do and they will bark for hours. Same goes for music or their TV. I'm currently enjoying the sounds of the downstairs dogs barking for the past 5 hours coupled with the crackling of the upstairs floorboards. The walls are ugly and covered in quick fix patches. All of them. And the ceiling as well. The apartment often just REEKS of weed (not ours). I'm honestly pretty excited about finally moving out of here next year.

Update from previous review 5 star review 3 years ago: baby German roach and palmetto bug infestations are abundant despite paying monthly for pest control. The majority of the amenities are rarely open or functional. Maintenance requests go ignored for months, voicemails are ignored. Extremely poor communication from maintenance and management office. The property is littered with trash, fallen trees, (or dead trees that go years without being cut down). This complex charges luxury prices for slum-quality living. Reply to Community Manager: Cynthia, I have called the number you provided almost everyday for the past 2 weeks, left a total of 8 voicemails, as well as added new maintenance requests, and comments to the old ones. Obviously if someone from management does actually want to speak to me directly they will need to call me, directly. This is the only platform I've received a prompt response from. I will add the same pictures that I attached to the unresolved maintenance requests showing flood damage from an upstairs pipe bursting back in April of 2022 (6 months ago) as well as pictures of the roach infestation that developed afterwards due to the moisture content in the drywall. I was able to eradicate the infestation at my own expense (over $100) because the 4 treatments by the pest control vendor showed virtually no change in the infestation.

Brutal experience with the Gregory. It was a struggle from start to finish. Their office is poorly organized, terribly unreliable and never answers the phone. Several times I tried calling with no answer, just to walk over to the office and several people there and available. It's like they just ignore calls. Our until wasn't ready at our scheduled move in date. We had movers and trucks, and couldn't move our furniture in because they hadn't changed the carpeting. There were several unresolved maintenance items. At move out they charged us for the incomplete maintenance items from the prior renters. Poorly run business that has to push phony charges to make up for it. Pool is always closed and I walked into the gym to find feces on the floor MULTIPLE times.

Update: I submitted these requests in June and its October 2nd now. Ive had maintenance requests waiting for a month and have had no follow up despite reaching out to the administrative team and the maintenance team and submitting numerous requests. My toilet has pieces falling off of it because the leak is so bad, there is MOLD on my ceiling, and my FRIDGE isn't working. It is North Carolina law to provide timely maintenance repairs. I've never made a bad review on Google but this is outrageous and at some point I'll reach out for legal help.
