I have been a tenant at The Dunhill which is managed by Lead Equity Group for several years and have quickly watched the property decline. Since signing my initial lease several years ago there have been three different property management companies. Unfortunately all three have been very disappointing. Over the years the property has declined significantly. When searching for an apartment I really take into consideration amenities offered. On the surface what was offered seemed fine however I soon learned these things are not well maintained. The common areas are never cleaned. For example I have made several complaints about the cleanliness of the staircase near my unit & it has been 5-6 months without being cleaned. It smells of urine, there are various stains & miscellaneous spills. Not only is it gross to walk by/in daily but if I was a pet owner I would be concerned for the health of my pet. The pool area has not been maintained for a few summer seasons. On a regular basis the pool is dirty despite claims of regular cleaning. The lawn chairs are worn, old and the amount of stains are not only disgusting but are a big turn off. The pool area could use a good power wash & there is absolutely no landscaping. Trash cans at the pool, in the community room and the garages are always over flowing. The restroom at the pool is regularly lacking toilet paper, hand soap & paper towels. Each unit pays a common area maintenance fee though we see no return. Regarding safety, there are several doors that are always open, unlocked or don’t require a key fob for entry. The gate entering/exiting the parking garage is consistently not working. Several tenants have reported break ins and hit+runs but there are no working cameras to document this or report it to authorities. Guest parking is difficult. When I have guests over I’m concerned they will get towed even if they park on the top floor which is supposed to be designated guest parking. When guests arrive I have to have them follow my vehicle in through the gate risking damage to their vehicle. Other properties have better, easier & safer ways of letting in visitors. Property management has poor communication with tenants. There are a number things that are not communicated properly or in a timely manner. We have no portal to report maintenance requests or view statements. Over the years several maintenance requests have been submitted, ignored & to this day are still unresolved even with new management. There is no doubt the area is desirable & access to important roads is convenient however other properties in the area have more to offer in the same price range. New management has said there will be various improvements. The Dunhill has responded to other not so positive reviews with “We are proud to be taken over by new management! We look forward to the many changes and great staff being introduced at The Dunhill. If you have any current concerns, please call us directly” I have learned that calling them directly does not work likely due to staff shortage & the claimed many great changes is all talk, at least as of current. If these are real, legitimate plans it would be nice for the property to communicate these plans to tenants giving them hope. In the meantime the property should at minimum be maintained. Though I would love to see this property succeed I will choose to rent elsewhere when my lease is up.

Worst Mgmt company EVER!! My daughter was told she could move in to Dunhill Apt on the 15th from out of state then at last minute was told they needed to wait another week. Another week passes and they were told there was a leak and needed to wait another week. Finally we called the regional Manager Misty who told us the people never mover out, the office was lying to them!!! My daughter moved to the Abstract instead and everyone was so helpful! Misty still has not returned my daughters 350 deposit that she said she would have in a week, it has been a month and Misty will not return her calls!!! Horrible.

Please address the management of Dunhill, printer has been broken for months, the machine in a fitness center has been only fixed after months of antagonizing complaints from the residents, the trash is everywhere in garage. The team isn't responsive and seems to do the bare minimum to get by.

Currently, I am a tenant at one of their properties as well. The pool has been green for over a week. This never happened with prior management. They charge you a $35 CAM (common area maintenance fee) which you think would be enough for pool cleaning service with all the tenants that live here. In addition, there is always trash laying around and stacked up in the parking garage. They are worse than the previous management (and they was pretty bad). I had strongly suggest not renting from any property they manage. We are expected to pay rent on time. Why aren’t they expected to do their part? I look forward to a response. See attached photos.
