The number one question I am asked is how to I buy a home! My answer to them is always the same, the first step to buying a home is to make sure you get pre-approved by a good mortgage lender. Buying a home needs to be a team effort and on your team should always be a good lender and a good real estate agent.

Should I buy new construction or pre-owned?

I like new construction because you get a warranty but on the downside you will have to wait to have the home built and have to purchase in the neighborhood, city and area that the builder is building. As for pre-owned, you can you can choose what area you want to live in and you are usually able to move in within 30 days.

Do I have to make expensive repairs to sell my home? Should I sell as is?

Each situation is different, and this is how we approach this question. Most of the time you will need to make a few updates to get the highest yield for your home. We only recommend repairs that will add a higher net profit on the sale. Sometimes it is best to sell as is. This depends on your circumstances, if you need to sell fast because you have a job transfer or can you wait and make repairs before putting the home on the market.
