11/8/21 I found myself in a difficult situation (Divorce) where I needed to sell or rent my house fast for enough cash to pay the mortgage or have someone take over the payments to stop us from going to Foreclosure. I had already started the move out of state to be with my kids and to start my life over again. Great question, and we’re happy to share how we do this: Our process is very straightforward. We look at the location of the property, the number of recently sold homes, the current condition of the property for the repairs and updates needed to resell and make a profit, and the values of recent comparable homes (meaning homes very similar in age, style, size, and condition) sold in the same area/neighborhood. As you know, house values have been all over the map the last 5 years or so and has been hard to keep up with the changes. Keep in mind our offer to you also includes us paying all your closing costs with zero commissions. We take many pieces of information into consideration… and come up with what many families feel is a very fair price for your house.

Great question. Thanks for asking it. Many of the houses we purchase are below market value (we do this so we can resell it at a profit to another homeowner). We are looking to get a fair discount on a property considering there are no commissions or closing costs to you. However, in our experience, many sellers aren’t necessarily expecting a large “windfall” on the property but rather appreciate that we can offer cash, we close very quickly or on a date of your choice (no waiting for financing), and no time or effort, or expense is required on your part to fix up the property or pay agent fees.
