This is a great place to call home. I’ve been here for almost 3 years and I love it. Homes are beautiful, grounds are well kept and they keep making improvements. The community is quiet and safe. Lisa at the office and the other office staff are always nice, friendly and helpful. If there is ever any issue they are quick to take care of it. I have no complaints at all! I don’t see myself moving anytime soon. Lisa at the office runs a great community, if you’re considering Troy Villa as a place to live. Give her a call!!

Don't live here if you are sensitive to sound. I wake up every single night to beeping and slamming from the road commission next door. It goes on ALL NIGHT most nights. The one thing I asked for was a quiet community and I was told the only thing I would hear was "the salt trucks in the winter." It is extremely loud and I can not get a full night of sleep. On a good day, the beeping starts at 7 AM. The slamming is so extreme, it makes me jump awake with my heart racing. It is not salt trucks. It is hilos and construction vehicles. Every day. It's not seasonal. I haven't gotten a full night of sleep in months. People also blast music at all hours and nothing is done.

I had a great experience with Lisa today! I called this afternoon to inquire and I was touring homes within the hour. I absolutely love this little Park and I'm super excited about it! Now here's to hoping our application gets accepted and we get to move in next month! 😊 *edit* 2 years later* The best I can say is I don't hate it here. We've dealt with so many issues in the past 2 years, immediately after signing the lease. Got the run-around every time we needed something. Management is.... incompetent... I guess you could say. If we could afford to leave, we would. But unfortunately we cannot. I like our home, and it's a quiet Park for the most part. But management makes us want out

I love my place!!! I am so happy everything worked out and I moved in. Lisa is amazing, she helped me Thru the process and answered all the questions I had. I would 100% recommend it. Update: It’s has been almost 6 months and I am in love with my home. I was able to make my house a home. The neighbors are friendly and great to live next to. Park quiet and safe, I feel comfortable walking my dog at 10 at night to get the mail. Liza is always present and involved with the community, she has created an amazing community. I would recommend 1000% It is now 2 years and I still love my place. Anytime there is an issue Lisa in the office goes above and beyond to get it taken care of. She is always on top of things. I’m ready to sign another year lease and couldn’t be happy. I love also the renovations they are doing to the community Still 5 Stars!

You can buy one like I did and pay lot rent. or you can rent one. If you buy one you have to live in it 3 years before you can sell it. They can sell it for you or you can sell it on your own. But you cannot rent it out only the office can rent them out hope that helped you helped! There is no swimming pool here when I bought it last year it said there was one the only thing that is here is a fitness center that is under construction at the time there's a small park in the back with basketball rims they're building a new play skate for the children and there are also barbecue grills there so far the neighbors are pretty nice I don't talk to many people though though 😊
Mail boxes located at front office lot rent I'm not sure it has went up since I moved out they do rent and sell it's a nice place to live as long as you follow the rules they have always been sticklers about they rules
You would have to call and talk to the office manager. Her name is Lisa. They have pulled in a few new homes.
It may not be called a hoa fee but I lm almost certain you may need to pay lot rent. Hope this helps!
It varies depending on location of lot (I think corner lots are more ). Mine is $420 and it includes trash, lawn and plowing
