An agent does not buy your house. An Agent markets your house on the Multiple Listing Service (MLS), in hopes that they find a buyer who will buy it. Agents charge commissions and fees. Listing your house in Maryland with an agent means you pay closing costs, title fees, agent commissions, recording fees and transfer taxes AND have to tolerate countless walkthroughs, inspections, and waiting for financing while the house is on the market (which can take a while). We buy houses in Maryland, we do not list other peoples' houses. We buy houses in As-Is condition. We pay all of the closing costs. And we do all of that on your schedule! That's the difference ;)

In theory a house can be bought in a few days. All that is needed is clear title from the seller and funds from the buyer. It takes just a few days to do a title search. Then all that is left is wiring the money to escrow and scheduling a time to close. But this is in "theory". Usually, the slow part of the process is getting the payoff amounts from the mortgage company and the tax certifications from the County. (All of which we can expedite if needed). The average time is about 3 weeks from offer to cash in hand.

Yes that's right, food in the fridge, dirt on the floor, clothes, trash, furniture, it doesn’t matter how bad it is. Roof can be caving in, there might be fire or water damage, mold on the walls, or just dated like the Brady Bunch house. It doesn't matter -We will clean it out and make the repairs AFTER we buy the house, so you can sell now without having to worry about fixing it up!

We pay ALL closing costs including all transfer tax and recording fees, title search costs, deed preparation cost, title insurance cost and title company fees(to the best of our knowledge we are the only legitimate "We Buy Houses" company in Maryland that pays the seller's side of transfer tax and recording fees).
