This really needs 3.5 stars - it's really fine, as long as your expectations are appropriate. If you look at the price for the accommodation, it's ludicrously expensive until you consider that you're in a highly desirable location during prime season. It is far from luxury, but you'd pay twice as much for that level of lodging on Block Island. It is a bit like a funhouse with the slanted stairs and sloping floors, and the AC was barely sufficient to cool our room. (We were in 228, which had two rooms...one had the window unit and was quite cool but the other room didn't get as cold.) However, the room was clean and the free ice in the lobby was a huge perk on the hot days we were there! It's right in the middle of town, directly across the street from the ferry landing and taxi stand. Bike rentals, restaurants, shops, ice cream, and beaches are all just moments away. The front porch is also a lovely place to sit with a cool drink!

This was our worst stay at this hotel EVER! We have stayed at this hotel in the past and had ok-nice stays. This time was terrible! Our air conditioning was not working and when we went to the most miserable front desk for help her answer was “oh ok” sent a maintenance person, who was very nice, to look. He could not fix it so They did nothing! It was a very hot weekend. Temperatures in the 90’s. We only stay there because they have air conditioning and not all hotels on the island do. Our room was not as clean as normal and the place has gone downhill from 2 years go when we stayed. The woman at the front desk was absolutely no help to us or anyone in our group that stayed there. When our friend went down, from her 3rd floor room because her AC was not working and she said her room was unbearably hot, the front desk said “be behind our desk it’s hot here too”. Unbelievable! Any time anyone had an issue she was very unhelpful and super rude. I saw how she spoke to other guests and she was horrid to them too. She needs to rethink her chosen career. Hospitality is not her thing. The restaurant in the building says it is no longer affiliated w hotel so prices were very high for a buffet breakfast that was not very good.

Good location, and most affordable, that's it. Laughably terrible mattress... Springs with a sheet on top. No exaggeration. Room 231 twin bed. Otherwise fine but for $400 a night, seriously replace the mattress already... You couldn't buy a new one that is that bad for the past 10 years.
